About this project
Vista stacks its best amenities on the roof, facing the return of the golf course
Fourteen floors of apartments sit above a basement, a ground floor and a podium level. At the top, a rooftop deck brings together an infinity pool, a children's pool, the gym and an observation lounge. That is the setup at Vista, the residence Prestige One has built in Dubai Sports City, with handover scheduled for March 1, 2025. Timing matters here, since most projects recently launched in the area are targeting 2027 or 2028. Buyers are therefore looking at a product near the end of construction, or already handed over, rather than an off plan promise. It is still worth checking on site how far along the building actually is and confirming the handover date.
LACASA designs a building turned toward the back nine
The design comes from LACASA, a Dubai based architecture firm known for mid rise residential towers. The approach is straightforward: orient as many units as possible toward the golf course. The brochure explicitly refers to the "back nine," the course's final nine holes, visible from the bedrooms through floor to ceiling windows. The facades rely on large glazed surfaces and clean lines. Every unit has its own terrace overlooking the fairways. At fourteen residential floors, Vista sits lower than several neighboring towers, which limits the number of apartments per floor facing the wrong direction.
Pool, gym and lounge share the top level
The roof is where the project stands out most. The developer placed an infinity pool facing the golf course up there, along with a separate children's pool. The gym also sits on this level, whereas it is often pushed down to the podium in other buildings in the area. An observation lounge rounds out the space. This choice has a real effect: residents on the lower floors also get the open view, narrowing the gap in daily experience between a studio on the second floor and a three bedroom unit on the fourteenth.
Padel, open air cinema and a mini putting green at ground level
The podium level and outdoor areas hold the rest of the amenities. There is a padel court, a multi sport court with a basketball hoop and an open air cinema with tiered terrace seating. A small putting green echoes the course next door. Joggers get a landscaped running track lined with benches and bodyweight exercise stations. The spa is split into separate men's and women's sections, and covered and outdoor play areas are set up for children, along with barbecue spots, sunken lounges and pergolas.
Aged brass, marble and fluted glass inside the units
Unit sizes range from studios to three bedrooms. The brochure describes a material palette of natural wood, marble, metal and stone. Light switches and control panels come in patinated brass, and floors are finished in marble. In the kitchens, the upper cabinets feature fluted glass and the appliances are connected. Every apartment is pre wired for home automation, controllable through a central system or a mobile app. Master bedrooms come with a walk in closet and an en suite bathroom, which is standard at this price point.
Nine minutes from the Autodrome, thirty from the airport
Dubai Sports City sits along Mohammed Bin Zayed Road, away from the Sheikh Zayed Road traffic. The published drive times give a sense of the location: 9 minutes to Dubai Autodrome, 18 minutes to Mall of the Emirates and Palm Jumeirah, 22 minutes to Dubai Marina. Downtown Dubai and Jumeirah Beach are listed at 25 minutes, and the international airport at 30. These figures assume free flowing traffic and should be read as minimums. The area does have schools and local shops nearby, which is a plus for families working in Dubai Marina or in the free zones to the south. The ownership structure is freehold, so it is open to foreign buyers.
Prestige One, a familiar name in the area
Vista is not a one off for its developer. Prestige One is also behind Golf Residences in Dubai Sports City, along with projects in Dubai Islands, Meydan and Dubai Land Residence Complex. The developer has carved out a niche in mid sized buildings with a dense amenity offering. For an investor, having two projects from the same group in one neighborhood raises a specific question: they will likely compete for the same renters. Vista keeps an edge in this regard, since it will already be rented out for several years before its still under construction competitors are ready.
