About this project
A Mauritian hotel operator picks Business Bay for its first residences
With just 100 units, ELIRE ranks among the smaller developments in Business Bay, a district where towers often exceed 300 units. Qube Development is behind the project. Management has been handed to LUX*, the flagship brand of The Lux Collective, which is opening its first branded residences in the Middle East here. The building comprises a basement, a ground floor, three podium levels, 23 residential floors and an equipped roof. Handover is scheduled for 25 December 2028. What sets this scheme apart is its sharply defined unit mix: nearly a quarter of the units are four-bedroom duplexes.
The Lux Collective moves beyond the Indian Ocean
The Lux Collective is a hotel operator founded in Mauritius. It runs the LUX*, SALT, TAMASSA, SOCIO and Café LUX* brands. The group currently operates 18 properties in Mauritius, the Maldives, Reunion Island, China and Tanzania, and has 12 more openings in the pipeline across Africa, Asia and the Middle East. ELIRE therefore marks its very first foray into branded residential real estate in the UAE market. For buyers, this cuts two ways: a hospitality name well established in upscale beach resorts, but no local track record in managing a Dubai condominium. The management contract and service charge levels are worth scrutinizing closely before making a reservation.
41 one-bedrooms and 24 four-bedroom duplexes
The brochure breaks down the exact split of the 100 units. There are 41 one-bedroom apartments, 18 two-bedrooms, 16 three-bedrooms, a single three-bedroom duplex and 24 four-bedroom duplexes. The project effectively targets two distinct buyer profiles. On one side, the one-bedrooms are aimed at rental investors betting on the LUX* name to stand out. On the other, the large duplexes appeal to families or wealth-focused buyers seeking rare floor space in a district dominated by smaller unit types. The two and three-bedroom units, fewer in number, fill the middle ground.
Stacked duplexes from the 12th to the 23rd floor
The vertical layout follows this same segmentation logic. One to three-bedroom apartments occupy floors 2 through 11. The first floor houses a communal space called The Gathering Retreat along with the single three-bedroom duplex. From the 12th floor up to the 23rd, the building consists entirely of four-bedroom duplexes, two per floor across twelve levels. The larger units therefore capture the clearest views, while the basement and podium levels are reserved for parking. The facade plays on vertical lines, deep setbacks and expansive glazing.
A contemplation garden at 128 metres
The main amenities sit up top. The 25th floor, at roughly 102 metres, holds the rooftop amenities, including the infinity pool. Above it, at 128.85 metres, the upper roof houses The Contemplation Garden, a landscaped area designed as a quiet retreat. The rest of the offering follows familiar hospitality codes: a spa with sauna, hammam and treatment room, yoga and Pilates studios, a beauty salon, a cinema room and a clubhouse. On the sports side, residents get a padel court, a half basketball court, and both indoor and outdoor fitness areas. Concierge, valet, chauffeur and housekeeping round out the services, which fits with a building run by a hotel operator.
Facing The Opus and Burj Khalifa
The site plan shows three main orientations. One facade faces The Opus, the building designed by Zaha Hadid, and Binghatti's Bugatti Tower. Another looks toward Downtown and Burj Khalifa, while the remaining side faces Bay Avenue. Dubai Canal, Dubai Mall and Dubai Opera are all a few minutes away. According to the developer, DIFC and City Walk are 10 to 15 minutes away by car. This part of Business Bay, close to Downtown, ranks among the district's most sought after pockets and partly explains the project's positioning.
Three years of construction ahead
With handover set for late December 2028, off-plan buyers are committing to a roughly three-year timeline. Qube Development says it focuses on building sustainability, but the brochure does not list any completed projects to date. Buyers should therefore check the developer's track record and confirm the escrow account registration with RERA. Freehold status allows foreign buyers to purchase full ownership, as is standard across Business Bay. What makes ELIRE stand out is mainly its small scale, its stock of large duplexes, and the presence of a hotel operator for whom this project will be a first test of the Dubai market.
