About this project

On the first floor of Trace Park, some terraces are twice the size of the apartment itself

Unit 102 at Trace Park has 44 sqm of internal space and a 105 sqm terrace. This inverted ratio isn't a drafting error: it applies to a good chunk of the first floor in this tower that Radiant is building in Jumeirah Village Circle. The rest of the building follows a more conventional logic. There are 228 units spread across 19 residential floors, with a clear majority of small layouts (89 studios and 113 one-bedroom apartments, against 26 two-bedrooms). Handover is set for 15 October 2026, on a freehold basis.

First floor: 100 sqm of outdoor space for a one-bedroom unit

The brochure floor plans detail twelve units on the first level, and almost all of them come with an outsized terrace. The two one-bedroom units numbered 102 and 105 show 105.41 sqm and 101.76 sqm of outdoor space respectively, against roughly 45 sqm of interior. The two two-bedroom units, 109 and 111, each exceed 77 sqm of terrace. Even the studios get a share: unit 106 pairs 29.84 sqm of living space with 31.76 sqm outside. The same plan shows the main pool and the kids' pool, placing these units right next to the shared amenities. For a buyer, this is the only part of the tower where the outdoor space actually changes the nature of the asset.

Twelve units per floor, four of them studios

On the typical floors, the standard layout lines up twelve units around a central core: four studios, six one-bedrooms and two two-bedrooms. Studios range from 24.85 sqm to 29.84 sqm of living space, with balconies of 3 to 5 sqm. One-bedrooms run from 40.44 sqm to 51.55 sqm, and two-bedrooms sit around 60.8 sqm. Multiplied across 19 floors, this layout adds up exactly to the 228 units announced. However, the official unit-type breakdown differs from the standard floor plan, which suggests some floors have been reconfigured. It's worth requesting the plan for the specific floor before booking.

Quoted sizes include the balcony

The starting sizes quoted for sale (296 sqft for a studio, 865 sqft for a two-bedroom) match the total figures on the floor plans, balcony included. Studio 1008 makes the point clear: 24.85 sqm indoors plus 2.91 sqm of balcony comes to 27.76 sqm, matching the advertised 296 sqft. For the two-bedroom, the interior is limited to around 60.8 sqm and the balcony adds roughly 20 sqm. This practice is common in Dubai, but it weighs more heavily on units this compact. An investor comparing price per square meter with a neighboring building should therefore work off the livable area. On the eleventh floor, the two-bedroom balconies edge up slightly, to 22 and 23 sqm.

Arches, symmetry and a lit-up crown

Radiant went with a slim, vertical silhouette dressed in a neoclassical vocabulary. The light-toned facade plays on arches, symmetrical proportions and pronounced vertical lines. The top of the tower carries an illuminated crown, designed to make the building stand out at night in a neighborhood packed with mid-rise blocks. Inside, the developer is promising a neutral palette, warm-toned wood finishes and large windows. This register sets it apart from the glass facades and cubic volumes that dominate JVC.

Two pools and an indoor gym

The amenities stay modest for a tower of this size. An adults' pool and a separate kids' pool share a deck equipped with loungers and a pool lounge. The gym is indoor, a detail that matters in summer, when semi-open spaces become unusable. The entrance lobby includes a seating area. There's no rooftop deck, no padel court and no coworking space, unlike several recent projects in the area. Service charges should stay contained as a result, something worth checking in the owners' association budget forecast.

No metro access, Circle Mall ten minutes away

JVC isn't served by the metro, and Trace Park is no exception: getting around means driving. Circle Mall, the neighborhood's main shopping center, is about ten minutes away. Mall of the Emirates and the Emirates Golf Club are quoted at fifteen minutes, and Dubai Marina, Downtown and Global Village at twenty minutes. Dubai International Airport is twenty-five minutes away according to the developer, with these times calculated outside peak hours. The descriptive source presents the tower as completed, while the brochure talks about launch and the stated handover date remains October 2026. This point deserves written confirmation on the actual state of construction.
