About this project

Thirteen duplexes set at sand level, at the foot of the Bay Residences towers

The brochure plans detail thirteen units, no more. They are split between two low-rise buildings named Beach House 1 and Beach House 2, within Bay Residences, the development RAK Properties is building in Mina Al Arab. The rest of the scheme goes up rather than out, with four buildings of eleven and thirteen residential floors over a ground floor. Beach House takes the opposite approach: duplexes arranged over a ground floor and a mezzanine, with terraces that open straight onto the beach. That ground-level position, unusual in an area dominated by stacked apartments, is what sets this offering apart. Handover is scheduled for March 2026.

Seven two-bedroom units, six three-bedroom units, two buildings

Beach House 1 lines up seven units: five two-bedroom duplexes (G01 to G05) and two three-bedroom units (G06 and G07). Beach House 2 holds six, mostly larger layouts: four three-bedroom duplexes (G01, G02, G05 and G06) against two two-bedroom units (G03 and G04). The site plan also shows retail space on the ground floor, putting a handful of shops right next to the homes. With such a small total count, each unit holds its own position along the row and its own orientation. Buyers aren't picking a floor plan from a catalogue here; they're picking a specific spot on the waterfront.

227 sq m and a double-height volume for unit G01

The only fully dimensioned plan in the brochure, for the G01 two-bedroom unit in Beach House 1, gives a sense of what's on offer. Total area comes to 227.61 sq m (2,450 sq ft), including 201.06 sq m indoors and 26.55 sq m of terrace. The living room measures 5.9 by 8.3 metres and opens onto a terrace of 8.3 by 3.9 metres, matching the room's width. The ground floor also includes an enclosed kitchen measuring 3.5 by 4.3 metres, a maid's room of 2.4 by 2.6 metres and a laundry room. The mezzanine holds two bedrooms with en-suite bathrooms, one of them with a walk-in closet, and overlooks the living room through a double-height void. For a two-bedroom unit, these dimensions put it closer to a townhouse than a standard apartment.

Wood veneer and bronze glass in the kitchen

The finishes schedule is more detailed than usual. Living areas get large-format porcelain tiles, bedrooms get engineered timber flooring. Ceilings are painted plaster, with indirect cove lighting built into the living room and bedrooms. In the kitchen, upper and lower cabinets are wood-veneered with integrated handles, and some upper units feature bronze-tinted glass fronts. Countertops and backsplashes are made of reconstituted stone, and appliances are included: cooktop, oven, telescopic hood, dishwasher and refrigerator, built to European standards according to the developer. RAK Properties notes, however, that brands and specifications remain indicative and subject to change.

Between Nikki Beach, Four Seasons and the mangroves

Mina Al Arab grew up around beach hospitality. The Four Seasons, the Nikki Beach Resort, the InterContinental and the Anantara (174 rooms, including overwater villas) already line the coast. Angel Bay, the public beach connecting Nikki Beach and the InterContinental, Mina Boulevard and a planned marina round out the leisure offering. On the nature side, the mangrove area is home to flamingos and more than 60 other bird species. Via Sheikh Mohamed Bin Salem Road, it takes roughly 15 minutes to reach RAK Mall and the hospital, and about 20 minutes to get to the airport and Dhayah Fort.

Handover set for March 2026, under RAK Properties

RAK Properties is the longtime master developer of Mina Al Arab, where it keeps rolling out new launches on Hayat Island, Raha Island and the upcoming district centre. Beach House has access to the shared facilities at Bay Residences: a private beach, infinity pools facing the sea, a gym, jogging trails, restaurants and retail. The stated handover date, March 11, 2026, makes it one of the closest-to-completion products in the developer's portfolio in the area. The format is clearly aimed at families, with its maid's room and generous living spaces, or at second-home buyers looking for beach access without taking an elevator. Freehold ownership, open to foreign buyers, applies here as it does across the rest of Mina Al Arab.
