About this project

Granada II: 80 townhouses, with two-bedroom units in the majority

The masterplan for Granada II numbers 80 plots, from 1 to 80, arranged across ten clusters labelled A through J. RAK Properties bills the scheme as an extension of the original Granada, which already sits on Mina Al Arab's master plan. The format here is strictly the two-storey townhouse with a private plot. No apartments, no standalone villas. On this Ras Al Khaimah peninsula, where the developer has mostly been building towers on Hayat Island and Raha Island, Granada stands out as one of the few projects built around ground-level living with a garden. Handover is slated for early 2026, on a freehold basis.

Ten clusters, with a corner house at each end

The layout logic is clear from the outset. Every cluster opens and closes with a Type A house (A1 on one side, A2 on the other), giving 20 end units in total. In between sit rows of mid-terrace houses. Cluster A is the only one that includes Types B1 and B2, eight three-bedroom houses numbered 2 to 9. The other nine clusters, by contrast, run entirely on two-bedroom units, alternating between C1 and C2. For a buyer, then, position within the row matters just as much as bedroom count, since it determines plot size.

52 two-bedroom houses versus 28 three-bedroom houses

Tallying up the plot numbers from the brochure gives 52 two-bedroom houses and 28 three-bedroom houses. The two-bedroom units (C1 and C2) offer roughly 170 sqm of built-up area, with 85 sqm on the ground floor, 79 sqm upstairs, and a balcony of about 6 sqm. The three-bedroom Type B houses reach 205 sqm, while Type A units come in at just over 207 sqm, split almost evenly between the two floors. The gap between the two categories is modest, around 35 sqm. The project is therefore aimed primarily at small families and couples, with the brochure explicitly reserving the three-bedroom units for "larger families".

Plots from 144 to 294 sqm depending on position

It's on plot size that the real differences show up. Corner houses A1 and A2 sit on plots of roughly 243 to 294 sqm. The three-bedroom B1 and B2 units make do with 212 to 226 sqm. For the two-bedroom houses, the range drops to 144 to 170 sqm, meaning the plot can actually be smaller than the living area, since the house is spread across two floors. In practical terms, an A1 comes with nearly twice as much outdoor space as a mid-row C1. The developer notes that the layouts are indicative and may be mirrored.

An extension that builds on the original Granada

RAK Properties describes Granada II as a continuation of the original neighbourhood, with a more contemporary design language but still anchored in the first phase's look. Facades play on straight lines and wide openings. According to the developer, the floor plans carry over what worked best in its earlier villas: an open living and kitchen area on the ground floor, with bedrooms grouped upstairs. This continuity has a practical upside. Both phases will share the same landscaping and amenities, avoiding the bolt-on feel that often comes with later-stage extensions.

Football, tennis, and a beach a minute away

The amenity list goes beyond what you'd typically expect from an 80-house scheme. It includes a football pitch, tennis courts, a basketball court, and a CrossFit area. Jogging tracks are lined with a double row of trees, a detail the brochure flags for the shade it provides in this climate. Water features and splash areas dot the common grounds, alongside a shared pool, a children's pool, and play areas. Access to a private beach is, according to the developer, about a minute's walk from the houses.

Mangroves, flamingos, and resorts for neighbours

Mina Al Arab counts more than 7,000 trees and protected mangrove wetlands, where the brochure notes turtles, dolphins, and migratory flamingos. The master plan places Granada close to residential communities such as Malibu Villas, Flamingo Villas, and Marbella Villas. The Anantara and InterContinental resorts, along with the Nikki Beach Hotel & Spa, sit on the same peninsula. Ras Al Khaimah International Airport is about 15 minutes away by car, while Dubai's airport is roughly 45 minutes away, a distance that positions Granada more as a primary or second home than a base for a daily commute to Dubai.
