From a 36 sqm studio to a 365 sqm penthouse: Mirasol spans the full size range

The smallest studio at Mirasol measures 387 square feet, roughly 36 sqm. The penthouses run past 3,900 square feet, ten times that figure. Few Ras Al Khaimah developments offer such a wide spread within a single address. RAK Properties is building this scheme on Raha Island, one of the man-made islands within Mina Al Arab, set among mangroves, canals and a five-kilometre stretch of coastline. The brochure lists completion for the first quarter of 2028, while the project sheet gives April 2028. For an investor, the real question is which unit type stands to gain most from the ongoing build-out of Mina.

Seven layouts, with overlaps worth checking

The lineup includes studios (36 to 49 sqm), one-bedroom suites (51 to 70 sqm), "1 BR Premium" units (72 to 132 sqm), two-bedroom apartments (100 to 132 sqm), three-bedroom duplexes (194 to 311 sqm) and two penthouses of around 365 sqm. The breakdown is telling: the largest Premium one-bedroom units reach the same floor area as the largest two-bedroom units. Buyers will need to compare floor plans one by one, since at equal size, one fewer bedroom can mean a larger living room or a deeper terrace. Studios and suites are aimed mainly at short-term rentals, in an area already home to hotels and beach clubs. The duplexes suit families settled in the UAE or buyers looking for a second home.

Eleven and seventeen storeys on a shared podium

The complex comprises two towers of different heights. The first stacks a ground floor, a podium, eleven residential floors and a rooftop. The second sits on the same base and rises to seventeen occupied floors. The facades rely on cascading terraces and floor-to-ceiling glazing, facing the Arabian Gulf and the landscaped waterfront promenades. Inside, the developer points to natural tones, rounded lines and raw materials. No architecture firm is named in the available documents, a point worth confirming with the sales team.

An open-air cinema and a menu by Vicente Torres

The central podium houses most of the amenities. It includes a lagoon-style pool facing the Gulf, with submerged sun loungers, plus an open-air cinema. The wellness offering covers a yoga studio, a gym, a hammam, a sauna and a meditation area. On the dining side, RAK Properties highlights a partnership with Vicente Torres, a Michelin-recognised chef. A lounge with a juice bar is planned for remote work, a sign that the developer is targeting year-round residents and not just holidaymakers. Families get a playground, a splash pad and water play features.

Mina Boulevard, Angel Bay and the future marina

Much of the project's value hinges on neighbouring developments. Mina Boulevard is set to link Mina Wharf to the marina, bringing shops, restaurants and cultural venues. Angel Bay is a public beach already serving Nikki Beach and the InterContinental, and Mirasol residents get access to Mina's hotels. The yacht club and its marina remain in the pipeline and are meant to draw a boating crowd. By road, Ras Al Khaimah airport is 15 minutes away, Sharjah airport 30 minutes, and DXB around 45 minutes. The distance to Dubai remains a drawback for anyone commuting there daily.

Half the price due on handover

The payment plan runs 10% on booking, 40% during construction and 50% on handover. That final instalment gives buyers some breathing room, but there is no post-handover payment plan, unlike some other offers in the region. RAK Properties was founded in 2005. The company is listed on the Abu Dhabi Securities Exchange, with the emirate holding a 35% stake, tying it directly to Ras Al Khaimah's Vision 2030 strategy. It is developing several other projects in Mina Al Arab, including a second phase of Mirasol at North Harbour. Units are sold freehold, open to foreign buyers.
