Five occupied floors, with full access to the SKAI Club

SKAI Tower 2 consists of a ground floor, a podium and five residential floors, nothing more. Within the SKAI complex that RAK Properties is building at Mina Al Arab, this makes it the low rise building of the pair, standing next to a considerably taller tower. That choice has a direct consequence: fewer units per floor and lower density overall, while residents still get access to every shared amenity across the complex. The unit range runs from studios to three bedroom penthouses. Handover is set for the second quarter of 2028, on a freehold basis.

A podium and five floors facing the lagoons

The developer describes an architecture built around curved lines, cascading volumes and large glazed surfaces, with water as the guiding reference. On a building this low, the stepped massing mainly serves to open up balconies and terraces facing the lagoons and landscaped waterfront. With only five levels, every floor stays close to the ground and to the podium gardens. For these apartments, the view depends less on height than on orientation toward the water. Inside, the brochure points to light, natural tones and large windows, without specifying the materials used.

From a 35 sqm studio to a 217 sqm penthouse

The size range is wider than the building's scale might suggest. Studios run from roughly 35 to 54 sqm. One bedroom units come in two versions: a Premium layout of 76 to 137 sqm, quite stretched out, and a more consistent Chalet version at 76 to 86 sqm. Two bedroom units span 112 to 162 sqm, and the three bedroom penthouses, set on the top floor, reach 207 to 217 sqm. This spread within a single category (nearly double from one end to the other for the Premium one bedrooms) means buyers need to compare individual units rather than rely on the category label alone.

The SKAI Club, shared with the neighboring tower

Tower 2 residents get access to every amenity across the complex, centered around the SKAI Club. The offering includes an outdoor infinity pool (the SKAI Pool), a yoga pavilion, a padel court, an outdoor fitness area and a zen garden. There's also a barbecue area, a children's play zone called Junior Playland, and landscaped walking paths. Padel has taken off in UAE developments over the past few years, and its presence here signals a project aimed at an active clientele rather than a purely relaxation focused crowd. Worth keeping in mind: these amenities will be shared with residents of a much larger, more populated tower, which will likely affect availability at peak times.

Three payment plans, including one that extends past handover

The brochure offers three options. The standard plan splits the price 50/50 between construction and handover. The advanced plan moves to 70/30, for buyers willing to put up more capital upfront, presumably in exchange for better terms. The third plan, structured 60/40, pushes part of the payment past handover. That last option suits buyers planning to rent the unit out as soon as they get the keys and cover part of the remaining balance with rental income.

RAK Properties, listed in Abu Dhabi and 35% government owned

Founded in 2005, RAK Properties trades on the Abu Dhabi Securities Exchange (ADX), with the government of Ras Al Khaimah holding 35% of its shares. Mina Al Arab is its main development area: the company is running several projects there at once, from the North Harbour marina to the upcoming Downtown Mina and the beach villas at Raha Island. Concentrating so much activity in one area cuts both ways. The developer has a clear incentive to push up values across the whole district, but new supply is also piling up within a few hundred meters. The group also frames its projects as part of the emirate's Vision 2030.

Fifteen minutes from downtown, just over an hour from Dubai

The tower sits on Raha Island, an area the brochure places within South Harbour, in the southern part of Mina Al Arab. Beaches, hotels and waterfront restaurants are all close by. Downtown Ras Al Khaimah is about a fifteen minute drive away, and Dubai just over an hour, which makes this a workable primary home for people employed in the emirate, or a second home for Dubai based buyers. The daily commute to Dubai remains long, though. The location suits people working locally or remotely better than it suits daily commuters.
