French neoclassical design in a Gulf tower format
Accor's Sofitel Residences brand carries specific design codes rooted in French neoclassicism. The interiors will feature contemporary moldings, light color palettes and materials such as marble and oak. This aesthetic contrasts sharply with the angular futurism of nearby Binghatti or Mercedes-Benz towers. The facade is expected to combine clear glass with white framing elements, evoking updated Haussmannian architecture. Common areas will replicate the Sofitel lobby experience: European designer furniture, contemporary art pieces and the brand's signature scent. The goal is visual and sensory continuity between staying at a Sofitel hotel and living in a Sofitel residence.
Six unit types from 97 sqm to 527 sqm
The unit mix spans six distinct configurations. One-bedroom apartments start at 97 square meters, larger than the Downtown Dubai average for this category. Two-bedroom options come in standard (148 sqm) and duplex (208 sqm) formats. Three-bedrooms follow the same logic with flat and duplex variants at 167 and 248 square meters respectively. The top of the range is a five-bedroom penthouse duplex measuring 527 square meters, priced around thirty million dirhams. This diversity targets both yield-focused investors seeking compact units and affluent families looking for a serviced primary residence.
Hotel services embedded into daily life
The Accor partnership goes beyond branding. Residents can subscribe to Sofitel services on demand: daily cleaning, butler service, laundry pickup, room service from an in-house restaurant. The concierge operates around the clock for transport arrangements, reservations and special requests. The spa offers preferential resident rates. The clubhouse includes bookable reception spaces for private events. This vertical integration of services differentiates the project from standard towers where amenities remain communal without dedicated human support. For investors, it also means offering a turnkey rental product with optional hotel-style management.

The payment structure follows a 40/60 split: forty percent during construction, sixty percent upon handover. This arrangement favors buyers with strong liquidity at completion rather than those seeking extended installment plans. The expression of interest requires a 150,000 dirham deposit, consistent with the project's premium positioning. Sales are handled exclusively by Refine Development Management. With handover scheduled for late 2029, buyers have approximately five years before the balance falls due, leaving time to arrange financing or exit through resale if market conditions allow.
