About this project

Bianca sells mostly on the outside: a garden and terraces almost as big as the living room

The smallest townhouse at Bianca offers roughly 90 sqm of indoor living space. Add to that 54 to 64 sqm of private outdoor areas, depending on the plot's position. This ratio between indoors and outdoors sums up the scheme fairly well, one that Reportage Properties is building in Wadi Al Safa 2, within the Dubailand area. The project comprises 653 homes with two to four bedrooms on a 112,034.61 sqm plot, with handover scheduled for December 2026. The status is freehold, meaning it's open to foreign buyers. For an investor, the real question isn't so much about the house itself as about how this outer suburban district will fill up over the coming years.

The two-bedroom unit gains up to 64 sqm outdoors

The brochure spells out the two-bedroom layout: 973 square feet of indoor space, roughly 90 sqm, and a total built-up area ranging from 1,555 to 1,667 square feet (144 to 155 sqm). The gap comes entirely from the outdoor portion, which ranges between 581 and 693 square feet. Every house comes with a balcony, a back garden and a private parking space. The three and four-bedroom models add, in some configurations, a maid's room and a laundry room. The finishes on offer are standard for this segment: central air conditioning, double glazing, built-in wardrobes in the bedrooms, fully tiled bathrooms and fibre-optic connectivity.

11.2 hectares for 653 plots

Measured against the plot size, density works out to around 58 homes per hectare. That's roughly 172 sqm of land per house, including roads and amenities. This is a far cry from the standalone villas of Arabian Ranches or Al Barari, two communities the brochure nonetheless names as upscale neighbours of the district. Bianca goes for a compact, terraced layout, with repeated white facades and double-glazed balcony windows. This format allows for an entry price into the standalone-home market well below that of the larger neighbouring estates.

Croquet, bocce and giant chess on the amenities list

The amenities list goes beyond Dubai's usual staples (adult and kids' pools, a gym, a jogging track). Reportage throws in croquet lawns, bocce courts and a life-size chess board. There are also two tennis courts, a multi-sports pitch and an outdoor fitness area. The zen and yoga gardens cater to adults, while the pet-friendly spaces respond to growing demand from expat families. A nursery and a mosque on site cut down on daily trips, which matters in an area where almost everything is done by car.

On the Sheikh Zayed Bin Hamdan Al Nahyan corridor

The project runs along Sheikh Zayed Bin Hamdan Al Nahyan street, which quickly connects to Sheikh Mohammed Bin Zayed Road. The developer quotes 5 minutes to IMG Worlds of Adventure, 11 minutes to Global Village and Zayed University, 17 minutes to Dubai Hills Mall and 23 minutes to Mall of the Emirates. DXB airport, Business Bay and Dubai Marina sit around 25 minutes away outside peak hours. Close by, GEMS Winchester School, the Spinneys supermarket at The Villa, Wadi Degla Sports Club and an Aster clinic cover basic schooling, retail and medical needs. There's no metro station serving the area, though, which clearly points this project toward car-owning households.

Reportage's second Dubailand venture after Rukan

Reportage Properties presents Bianca as its second project in Dubailand, following the Rukan community. The developer, well established in Abu Dhabi (Masdar City, Reem Island, Yas Island), also operates in Egypt, Turkey and Morocco. Its stated positioning is affordable housing rather than the high end of the market. Bianca carries over an option already trialled at Verdana: an indoor elevator offered on the four-bedroom houses. The handover planned for December 2026 will be the main thing to watch, since the developer's ability to meet its deadlines across 653 units will weigh directly on rental value in the early years.
