Dusit Princess Rijas comprises 224 hotel apartments, and not one of them is designed for full-time owner occupation. Rijas Development has handed over operation of the building to Dusit International, a hotel group founded in Bangkok by Thanpuying Chanut Piyaoui. The model differs sharply from the standard residential towers found across Jumeirah Village Circle: buyers purchase a furnished room or apartment, and the operator then rents it out to business travelers and tourists. Unit types range from studios to two-bedrooms. Handover is scheduled for March 30, 2027, on a freehold basis.

The Dusit Princess brand sits a notch below the top tier

Dusit International runs several brands, and Dusit Princess isn't the priciest of them. The brochure itself positions it as an "upper mid-market" brand, meant to stay efficient and affordable. That positioning matters for a buyer: the goal here is steady occupancy rather than a high nightly rate. JVC fits that logic, since the area draws guests who want proximity to Dubai Marina or Al Barsha without paying those area's prices. Rijas chairman Kashif Shahzad even describes the concept as "affordable excellence," which spells out the target market clearly.

Five podium levels under seventeen floors

The building stacks a ground floor, five podium levels and seventeen floors of apartments. The podium is unusually large for a building this size, and that's by design. It houses the hotel-style functions, namely the restaurants, banquet hall, business center and spa, amenities rarely found in a JVC residence. The upper floors hold the 224 units. The developer points to a design approach rooted in Arab culture, following Dusit's principle that each hotel should reflect the character of its host city.

Wedgwood china, Nespresso machines and Blissful Beds

Every apartment arrives fully furnished, with an inventory on par with a hotel room. The brochure lists the chain's signature Blissful Beds, Wedgwood tableware, crystal glassware, a Nespresso machine and custom British minibars. Smart home features round out the package. Guest registration runs through an automated check-in and check-out system. For an owner, this means no furnishing decisions and no vendor selection: the standard is set entirely by the operator.

Soi, Namm Spa and a waterside bar

The scheme lists more than twenty amenities, several carrying brand names of their own. Soi is a contemporary Thai restaurant, Namm Spa carries the group's wellness signature, and the D-Fit Gymnasium occupies a full fitness floor. The infinity pool comes with a jacuzzi and the Splash Bar alongside it. There's also a shisha lounge, an all-day bakery, retail outlets, a children's play area and a coworking space with a business center. The valet service and concierge desk confirm the hotel-style logic running through the whole building.

Four years of payments, part of it after handover

Rijas offers a four-year payment plan, with part of the balance due after the keys are handed over. The brochure also highlights a guaranteed rental return of 8%, though the document doesn't specify its duration or conditions, details that buyers should check in the contract. On top of that, owners get fourteen complimentary nights per year and access to the Dusit Gold loyalty program. These perks are common across Dubai's hotel apartment projects. They should be weighed against the management fees the operator charges.

The J01 bus and seven minutes to ELS Golf Club

The plot sits in JVC's District 18. No metro station serves the area directly, but the J01 bus line connects to Mall of the Emirates and its Red Line platforms, and Jumeirah Lakes Towers station remains reachable by car. The developer cites 7 minutes to ELS Golf Club, 13 to Circle Mall, 15 to Burj Al Arab and 16 to Dubai Marina. Palm Jumeirah is 18 minutes away and Burj Khalifa 19, figures calculated outside peak traffic hours. Dubai Internet City and JLT, two major business hubs nearby, feed into the business clientele the coworking space is aimed at.
