About this project
231 homes payable at 1% a month along Sheikh Zayed bin Hamdan Road
Celesto Tower 2 comprises 231 units spread across a ground floor, three podium levels and thirteen residential floors. Saeed Tarrad Real Estate Development is building it in the Dubailand Residence Complex, specifically in Wadi Safa 5, with handover set for the second quarter of 2028. The developer leads with two easy selling points. The first is a 1% monthly payment plan, which spreads the financial effort instead of concentrating it into a few large instalments. The second is handover in fully furnished condition, smart home features included, from studio to two-bedroom. The rest of the file (facade, amenities, connectivity) deserves a closer look than these two points alone.
Staggered balconies and gold trim on the facade
The tower is first recognisable by its wavy facade. Balconies shift position from one floor to the next, breaking up the verticality of a building with seventeen levels in total. Guardrails are made of glass, finished with a thin gold trim, and planting covers the balconies and upper floors. At the base, a perforated textured screen wraps the podium, hides the technical floors and marks the entrance. The brochure does not name any architecture firm, so any read on the design intent is limited to what the renders show. One practical question for buyers: maintaining planters at height will feed into service charges, and this needs checking before signing.
Studios, one and two bedrooms, Italian-style furniture included
The scheme sticks to three layouts: studios, one-bedroom and two-bedroom apartments. There is no three-bedroom unit and no penthouse, which places the product squarely in the rental and small-household segment. Every unit comes with a balcony, modest in the studio and larger in the two-bedroom. Homes are handed over furnished in an Italian style and fitted with a smart home system. For an investor targeting the rental market, this removes one line of expenditure and several weeks of setup after key handover. Exact unit sizes by layout are not listed in the sales material and will need to be requested from the developer.
The 1% monthly plan: worth breaking down
The payment plan on offer is described as flexible, at a rate of 1% of the price per month. This type of structure has become common across Dubailand projects, where developers are targeting buyers with steady income rather than large capital. The brochure does not specify the size of the initial deposit, the amount due at handover, or any payment period extending past key handover. Yet these three factors determine the real cost of holding the asset. Up to June 2028, payments of 1% a month cover only a fraction of the price, which suggests either a sizeable balance due at handover or a post-handover payment plan. Buyers should get the detailed schedule and the construction milestones tied to the escrow account in writing.
Wadi Safa 5, between Academic City and Global Village
The tower sits directly on Sheikh Zayed bin Hamdan Al Nahyan Road, a route that runs through Dubailand. The developer's map places Global Village and IMG Worlds of Adventure nearby, with Academic City a two-minute drive away. The future Blue Line metro station is listed at the same distance, which matters for an area that currently relies on cars. Downtown Dubai, Burj Khalifa and DXB airport are quoted at twenty minutes, a figure that should be read as off-peak. According to the document, the nearest schools are five minutes away. The brochure also promises unobstructed 360-degree views. That claim will depend on what eventually gets built on the neighbouring DLRC plots.
Sauna, open-air cinema and kids' pool on the podium
Amenities sit across the podium levels. The adult pool, with its sun deck and shared jacuzzi, is paired with a shallow pool for children next to a play area. For fitness, residents can choose between an indoor gym, an outdoor gym and a yoga deck. There is also an open-air cinema, a barbecue area, a zen garden, a sauna and a games room with table tennis and billiards. That is a long list for a 231-unit tower, and it will show up in the annual service charges. On the other hand, it lets the product compete with neighbouring residences chasing the same rental tenant base.
Students, young professionals and small families
Academic City hosts several international university campuses, and its proximity pulls part of the rental demand toward students and teaching staff. The furnished studios map directly onto that profile. One-bedroom units are more likely aimed at young professionals working in Downtown or Business Bay who accept a twenty-minute commute in exchange for a lower rent. With the pools and play area, the two-bedroom units target small expat households. As with the rest of the DLRC, freehold status allows foreign buyers to purchase here. The name Celesto Tower 2 suggests a first phase already exists under Tarrad, whose sales office is based in Business Bay. The progress of that first phase would give a good indication of how reliable this timeline is.
