About this project

Eleven residential floors on a podium base, keys due September 2028

Celesto Tower 3 has fifteen levels in total: a ground floor, three podium floors and eleven residential floors above. Developer Saeed Tarrad Real Estate Development is offering studios, one bedroom and two bedroom units only. Handover is scheduled for 8 September 2028, a little over two years out. The plot sits in Dubailand Residence Complex, a mid density area where towers of 15 to 20 floors have become the standard. The number 3 in the name points to a series of buildings under the same brand. The project targets buyers after a manageable floor plan, held freehold, close to the university clusters rather than the coast.

Fifteen levels, three of them given over to the podium

The structure follows a pattern common in the area: a three level base holding covered parking and part of the amenities, topped by a residential shaft. What sets the building apart is its facade treatment. The developer has gone for rounded corners and metal trim that underline the horizontal lines. This gives the block a tidier look than the rectangular slabs that dominate the surrounding area. Living rooms feature floor to ceiling glazing. Balconies and terraces extend from most units, which matters in a district where the view often lands on neighbouring construction sites.

Studio to two bedroom, no larger layouts

The offering stops at two bedrooms. No three bedroom units, no penthouses, no duplexes. This narrow range targets two distinct buyers: the single occupant or couple, and the buy to let investor looking for a lower entry price. Studios in this area tend to rent faster thanks to the student population and young professionals working at Dubai Silicon Oasis or Academic City. Two bedroom units, meanwhile, still suit small families working with a tight budget. The brochure stresses the separation between living and sleeping areas, a point worth checking against the final floor plans before booking.

Sauna and jacuzzi alongside the pool

The amenities list goes beyond what you'd expect in a tower this size. Besides the shared pool and children's pool, residents get a sauna and a shared jacuzzi, two features usually reserved for higher end projects. Fitness is covered in two spots: an indoor gym and an outdoor weights area. The podium rooftop also houses a barbecue zone, shaded seating and an outdoor play area. For an investor, this level of amenities helps justify a rent slightly above the area average, provided service charges stay reasonable.

Academic City two minutes by car

The developer quotes a two minute drive to Dubai International Academic City. This campus brings together dozens of higher education institutions, including branches of British, Indian and Australian universities. The upcoming Blue metro line is set to serve this area, with a station announced at the same distance. Downtown Dubai, the Burj Khalifa and DXB international airport sit around twenty minutes away via Al Ain Road (E66) and then Dubai Al Ain Road, outside peak hours. This combination makes the project a logical candidate for renting to students, teachers or employees working along the city's eastern corridor.

Saeed Tarrad up against Dubailand's bigger names

The area is dominated by high visibility developers such as Samana, Imtiaz and LEOS, who often lean on one strong selling point (a private pool per unit, furnished handover, a themed architectural concept). Celesto Tower 3 doesn't play that game. Its positioning rests on a more considered facade than average and a full set of amenities, without gimmicks. Saeed Tarrad remains a lower profile name than its neighbours. Buyers would do well to check the project's RERA registration, the associated escrow account and the actual progress of Towers 1 and 2 before committing. These details give a better read on whether the September 2028 deadline will hold than any 3D render.
