In Samana Manhattan 2, every one and two-bedroom apartment comes with a private pool on its balcony. Some of the studios have one too, which is still unusual for that unit type. The tower rises 20 floors in Jumeirah Village Circle, and Samana Developers has set handover for June 30, 2027. The project is the second phase of Samana Manhattan, a name (and nighttime facade lighting) that openly references New York. Each unit is sold with a private parking space, a detail that matters in an area where visitor parking fills up fast in the evening. The tenure is freehold, as is standard across JVC.

The private pool goes all the way down to the studio

The unit mix is limited to three layouts: studio, one-bedroom, and two-bedroom. The brochure plans highlight the "with pool" versions of the one and two-bedroom units, with the pool built into the balcony rather than placed on a rooftop terrace. For studios, whether a unit comes with a pool depends on the specific lot, so buyers need to check this unit by unit before booking. Finishes are advertised as high-end, though the brochure does not specify suppliers or materials. The absence of three-bedroom units and penthouses points to a project built around compact, easy-to-rent floor plans.

A four-level podium topped with an infinity pool

The tower sits on a four-storey podium that holds all the shared facilities. Its roof hosts an infinity pool, along with a shared jacuzzi. There's also a jogging track, a spa, a gym, a barbecue area, a cinema room, and a restaurant. On top of that, there's a children's play area, lounge spaces, and a concierge service. For a mid-sized tower, that's a long list: the cinema and restaurant in particular go beyond the usual pool-and-gym baseline you find at most JVC residences.

Hessa Street right outside, Circle Mall a ten-minute walk away

The site sits close to Hessa Street, which connects JVC to the rest of the city, and a short drive from Al Khail Road. Circle Mall, the area's main shopping centre, is about a ten-minute walk away. The brochure places Little Wonders nursery and JSS International School within 3 to 5 minutes. Dubai Miracle Garden and Dubai Hills Mall are listed at 5 to 10 minutes. Dubai Marina, Global Village, Burj Khalifa, and Dubai Mall fall in the 10 to 15-minute range, and so, according to the developer's materials, does the coast. All these travel times assume driving, since JVC still has no metro connection.

The second chapter of a Samana address in JVC

Samana Developers has made the private pool its signature feature, from Dubailand to Dubai Islands. Manhattan 2 builds on a first phase already launched under the same name in JVC, letting the developer carry over branding and buyer base. Going with a 20-storey tower puts the project in the upper-middle range for the area, well below IVY Gardens 2's 35 floors but above the low-rise buildings still common in some pockets of JVC. Investors can look at how phase 1 was delivered and how it has filled up to gauge how phase 2's construction might play out. That's a point of comparison few standalone projects can offer.

Aimed at furnished rentals and young couples

The studio, one and two-bedroom mix is geared mainly toward rental investors. A balcony pool photographs well and is an easy selling point on short-term rental platforms. The two-bedroom units, close to a school and a nursery, could also appeal to young expat families working in Al Barsha or Dubai Marina. The included parking space adds reassurance for this car-dependent crowd. One thing to keep in mind: a private pool comes with upkeep, water costs, and service charges, all of which should factor into any net yield calculation.
