About this project
Samana puts a basketball court on the roof of a fourteen story building
Samana Park Meadows has two basement levels, a ground floor and 14 residential floors, topped by a landscaped rooftop. For this developer, that's a modest scale. Samana Developers also operates elsewhere in Dubailand, with IVY Gardens 2 (35 floors) and Samana Ibiza (20 floors). This project sticks to studios and one or two bedroom apartments, sold freehold, with handover set for March 31, 2028. The rooftop carries a chunk of the amenities, including a basketball court and an open air cinema, which frees up the ground floor for the lobby and landscaped grounds.
Two basements, a lobby, fourteen residential floors
The building's layout stays simple. The two underground levels handle parking, avoiding the above ground parking podium common in the area. Above that, a ground floor with a double height lobby serves as the entrance, then the 14 floors of apartments follow directly. The brochure describes clean lines, wide glass facades and a few more pronounced volumes. It also mentions traditional elements worked into the design, without specifying which ones, and no architecture firm is named in the materials provided.
Studios, one and two bedrooms, no larger units
The unit mix skips three bedrooms and penthouses entirely. That's a deliberate call: the project targets compact layouts, easier to rent out year round in an area where rental demand comes mostly from young professionals and couples. The developer highlights open floor plans, floor to ceiling windows and a light toned finish palette. Exact square footage by unit type isn't listed in the brochure. Buyers will need to compare floor plans unit by unit, particularly for units with a private pool, since those eat into outdoor space.
Private pools and an indoor running track
Some apartments come with their own pool, a feature Samana uses across most of its recent projects. Other residents get a lounge area built around a large shared pool. The least common amenity here is an indoor running track, useful in a climate where running outside gets tough from May through September. On top of that there's an indoor gym, an outdoor fitness area, a yoga studio, a sauna and a steam room. For families, the project includes a playground, barbecue areas and pedestrian paths, plus retail and cafes at ground level.
Between Emirates Road and Al Ain Road
Dubailand Residence Complex (DLRC) sits between two major roads: Emirates Road to the east and Al Ain Road (E66) to the west, connected by Sheikh Zayed Bin Hamdan Road. The developer quotes 10 to 15 minutes by car to Global Village, Dubai Outlet Mall, IMG Worlds of Adventure and Fairgreen International School. Mirdif City Centre, DXB airport, Dubai Mall and Miracle Garden are quoted at 15 to 20 minutes. Downtown and Burj Khalifa take around 20 to 25 minutes, outside peak hours. There's no metro access in the area, and a car remains necessary for most daily trips.
A district still filling in
DLRC remains a construction zone, with plenty of similarly sized buildings either delivered or underway. The brochure mentions a private club aimed at families and a community center serving the wider neighborhood. It also promises schools, medical facilities and retail on the way, without a timeline or named operators. That claim is worth checking against Dubailand's master plan before buying. Competition in the area is dense, and an investor will find plenty of projects with comparable offerings, including other Samana addresses.
Handover set for March 31, 2028
The contractual handover date is the end of the first quarter of 2028. For an off plan purchase, that leaves several years of construction, during which payments typically follow the progress of works into an escrow account. The most likely buyer here is a rental investor looking for a studio or one bedroom unit with a private pool at a price point below what's available in Dubai's central districts. Families already settled in Dubai might instead look at the two bedroom units, drawn by the kid friendly amenities and proximity to Dubailand's schools. Either way, it's worth checking the developer's delivery track record on its neighboring projects to gauge how reliably it sticks to its schedule.
