Two matching 23-storey towers and a bet on small units with private pools

Samana Resorts 1 & 2 lines up two towers, each 23 storeys tall, named A and B, on a plot in Dubai Production City. Every building has three basement levels, a ground floor and 19 residential floors. Samana Developers is offering studios and one to two bedroom apartments here, with open layouts and, for a portion of the units, a private pool. Handover is set for 30 June 2028, on a freehold basis. This project is therefore aimed less at large families than at buyers looking for a compact rental product in a district that is still filling in.

Towers A and B: 19 livable floors above three basement levels

The construction layout is simple and repeated identically across both buildings. The three underground levels hold covered parking, freeing up ground space for the gardens and cascading pools shown in the brochure. Above that, the ground floor houses the lobby and the retail units planned for the project. The following 19 floors are entirely residential, with no intermediate podium. This twin design has a practical consequence for investors: two towers built to the same plan produce comparable units, meaning direct competition among sellers or landlords come resale time.

Studio with a pool, and a one bedroom with a storage room

The official brochure details three standard layouts: the studio with pool, the one bedroom apartment with pool, and a one bedroom variant that adds a storage room alongside the pool. The general description also mentions two bedroom units, but no floor plan has been provided for these so far, which is worth confirming with the seller. A storage room is no small detail in Dubai, where compact units often lack storage space. For a studio, a private pool changes its rental positioning. It opens the door to short term rentals at a rate above that of a standard studio in the area.

Between Emirates Road and Sheikh Mohammed Bin Zayed Road

Dubai Production City runs along Sheikh Mohammed Bin Zayed Road, and the brochure also lists Emirates Road, Al Ain Dubai Road and Sheikh Zayed Bin Hamdan Road as access routes. The area has no metro station, so a car is a must. City Centre Me'aisem and Kids Kingdom nursery are 3 to 5 minutes away. Allow 10 to 15 minutes for GEMS United School and Jumeirah Golf Estates, and 15 to 20 minutes for Dubai British School, Dubai Marina and JBR. Global Village and Palm Jumeirah sit 20 to 25 minutes away, while Downtown and Dubai Mall take 25 to 30 minutes depending on traffic.

Spa, sauna and an outdoor cinema

The amenities list is long and covers the usual market standards, from covered parking to CCTV. Three features stand out, though. The wellness section brings together a spa, a sauna and a hammam, still uncommon in towers of this size in Dubai Production City. The outdoor cinema and barbecue area target residents' social life, while the jogging track, basketball and tennis courts and indoor gym round out the sports offering. For children, there's a dedicated pool and a play area, alongside an infinity pool for adults.

Samana takes its formula beyond Dubailand

Samana Developers built its name on a recurring product: the compact apartment with a private pool, already rolled out in Dubailand through Samana Ibiza, Parkville and IVY Gardens. Samana Resorts 1 & 2 brings that same formula to Dubai Production City, where the neighboring competition is dominated by DAMAC (Lago Vista, The Crescent) and by Deyaar with its five Parkfive buildings. Against these projects, Samana's pitch rests on the individual pool rather than on architecture. One point worth flagging: the brochure includes a paragraph referring to another project from the brand, Samana Barari Lagoons. This is a reminder to rely on the contractual floor plans rather than the marketing materials before signing.
