Waves: Samana builds 26 storeys in JVC and strays from its usual timelines

Waves has 26 floors. That's well above most of the buildings Samana Developers has delivered so far, a developer that built its name on low-rise structures in Arjan and Dubai Studio City. The tower sits in Jumeirah Village Circle and brings together 213 apartments, ranging from studios to two-bedroom units, with duplexes and private pools included on some of the units. The project was unveiled in October 2021 alongside Samana Park Views and Samana Golf Avenue II. Handover is now scheduled for 30 November 2026. That puts five years between the launch and the keys landing in buyers' hands, a gap that sits oddly next to the company's own slogan, "On Time, Every Time."

26 floors and panoramic lifts

Height is the first thing that sets Waves apart in Samana's lineup. Samana Manhattan 2, another JVC address from the developer, tops out at 20 storeys, and the Arjan projects rarely go past ten levels. To serve a building this tall, the brochure points to panoramic lifts running all the way to the top floor. The facades rely on large floor-to-ceiling windows, and the entrance lobby is built with double-height ceilings. No architecture firm is named in the marketing materials, which limits how far one can assess the design approach beyond these details.

213 homes, from studio to duplex

The unit mix sticks to what's typical for a JVC rental building: studios, one-bedrooms and two-bedrooms. Samana adds duplex layouts on top, a configuration that's less common in a district saturated with standard flat layouts. On the matter of private pools, the sources don't quite agree. The project fact sheet mentions a pool in every apartment, while the official brochure states private pools are included "in select apartments." Buyers would do well to check the floor plan of the specific unit they're after to confirm whether the terrace actually includes a pool, since that's often what justifies the price gap with neighbouring buildings.

Water deck, sauna, indoor and outdoor gyms

The shared facilities are built around a leisure deck with a large pool and decorative water cascades, a recurring feature across Samana's projects. The developer has planned an indoor gym paired with an outdoor fitness area. A wellness club brings together a sauna and a steam room. Families get a children's play area and a barbecue spot. The ground floor houses shops, cafes and restaurants, and parking is covered, a useful detail given Dubai's summer heat.

Launched October 2021, due November 2026

The timeline is worth a closer look. The brochure highlights the on-time delivery of earlier projects: Samana Greens, which broke ground in September 2018 and was handed over in December 2020, then Samana Hills, delivered in March 2022, and Golf Avenue, due in December 2022. Park Views, launched the same month as Waves, was targeting an April 2024 handover. Waves, by contrast, will be delivered almost five years after its launch. The tower's height accounts for part of that stretch, since a 26-storey building naturally takes longer to construct than a six-storey one. Investors should still keep an eye on the progress reports published by RERA (Dubai's real estate regulator) rather than take the company's on-time pitch at face value.

A product built for JVC's rental market

Jumeirah Village Circle is a dense residential district sitting between Al Khail Road and Sheikh Mohammed Bin Zayed Road. It has no metro connection, but it remains popular with young professionals working in Dubai Marina, Al Barsha or Business Bay. The studios and one-bedrooms at Waves are clearly aimed at that renter base, while the duplexes with pools lean more toward couples or small families. The brochure quotes an average yield of 8 to 10% across Dubai, a general figure that says little about how a specific unit will actually perform in a tower competing against dozens of nearby projects. Freehold status, standard in JVC, lets foreign buyers purchase without special conditions.
