About this project

SOL Bay: retail at ground level, offices on the podium and 17 residential floors in Business Bay

SOL Bay stacks three uses within a single structure: shops and restaurants on the ground floor, two office floors on the podium, then seventeen residential floors. The building sits on three basement parking levels. SOL Properties completed the tower in 2020, which puts it in a different category than most Business Bay projects currently sold off-plan. The buyer isn't purchasing a promise here. They can walk through the building, check the actual view from the floor they're considering, and see how the common areas are maintained day to day. The unit mix is limited to studios, one-bedrooms and two-bedrooms, with no penthouses or duplexes. The façade alternates between light and dark tones, a restrained approach compared to the branded luxury towers multiplying across the neighborhood.

Separate lobbies for residents and office tenants

Mixing homes and offices in one building always raises questions about traffic flow. SOL Properties addresses this with two distinct entrances: a large residential lobby on one side, a dedicated office lobby on the other. This means podium-level tenants aren't sharing morning elevators with residents. At ground level, the shops and cafés serve both the tower and the street, which keeps the building's base active during the day. This mixed-use model is common in Business Bay, a district conceived from the start as a business extension of Downtown. For an owner, it also means service charges are split across different categories of occupants.

Six floor plans, from 51 to 136 sqm including balconies

The studio comes in at 44 sqm of interior space plus a 6.8 sqm balcony, for a total of 50.8 sqm. One-bedroom units come in four variants: Type A at 80.65 sqm, Type C at 91.78 sqm, Type B at 98 sqm with a 20 sqm balcony, and Type D reaching 136.52 sqm including a 21.52 sqm balcony. The two-bedroom layout shown in the brochure totals 91.65 sqm, which is actually smaller than several of the one-bedroom units. This apparent inconsistency (Type D may in fact be a mislabeled two-bedroom) is worth checking against the title deed before making an offer. All units come with central air conditioning, built-in wardrobes and floor-to-ceiling windows. Balconies are generous for this segment, a factor that matters both at resale and for rental.

Direct access to Al Khail Road

The tower sits directly on Al Khail Road, the artery running parallel to Sheikh Zayed Road that serves Al Quoz, Meydan and Dubai Hills. The Dubai Water Canal is a two-minute drive away. Burj Khalifa and Dubai Mall are listed at five minutes, and DXB international airport at thirteen. Dubai Design District is roughly fourteen minutes away, and Al Maktoum International (DWC) is twenty-five. The brochure advertises a direct Burj Khalifa view from the upper floors, a claim worth confirming based on each unit's orientation and height. The surrounding area has numerous five-star hotels, which supports short-term rental demand.

Rooftop pool, sauna and lounge deck

The amenities match the standard of a mid-sized tower, without going overboard. The pool sits on the roof, with a pool deck set up for watching the sunset over the skyline. A sauna and an indoor gym round out the wellness offering. The landscaped deck functions as a shared space with a lounge area and seating. Security runs on CCTV with 24-hour staffing, and parking is covered. Anyone looking for themed concepts like thermal baths or artificial rivers found in some neighboring projects won't find them here.

SOL Properties, from JVC to Business Bay

The developer claims forty years of experience and a substantial list of completed projects. Its core track record is based in Jumeirah Village Circle, with Iris Park, Valencia Park, Mulberry Park, Lilac Park, Orchid Park, Tulip Park and Lotus Park. The company has also delivered Hillside Villas in Jumeirah Golf Estates, Bloomingdale Villas in Dubai Sports City, Iris Amber in Al Jaddaf and Golf Views in IMPZ. In Business Bay, SOL Bay follows SOL Avenue, already completed. The brochure also references The Dubai Edition Hotel in Downtown and the Radisson Beach Resort on Palm Jumeirah. This track record of delivering projects in mid-market neighborhoods explains SOL Bay's positioning: functional, without a starchitect name attached.

A completed building, for whom?

The typical buyer here is an investor looking for immediate rental income rather than off-plan capital appreciation. The 51 sqm studios target young professionals working in Downtown or in Business Bay's office buildings. The larger one-bedroom units, above 90 sqm, suit expat couples who want a home office setup. The podium offices may also appeal to an entrepreneur who wants to live and work in the same building. Since the building has been operating since 2020, buyers can request the service charge history and check the actual condition of the common areas. That's a level of transparency off-plan projects in the area simply can't match.
