About this project

In JVC, a low-rise building where the terrace sometimes outweighs the interior

On the most generous layout at SOL Terra Gardens, a two-bedroom plus study, the outdoor space reaches 114 sqm against 89 sqm of indoor living area. That inverted ratio sums up the project better than any tagline. SOL Properties, a subsidiary of Bhatia Group, is building this seven-storey block in Jumeirah Village Circle's District 11: a ground floor, an amenity podium and five residential floors above. The range runs from studios to two-bedroom-plus-study units, with a series of one-bedroom-plus-study layouts in between. Handover is set for the fourth quarter of 2029, which puts the key collection more than three years out. The status is freehold, as is most of the neighbourhood.

Terraces from 9 to 114 sqm depending on the unit

The brochure breaks down every layout by separating indoor and outdoor area, and that's exactly where a buyer needs to look closely. The one-bedroom-plus-study units almost all share the same indoor footprint, around 62 sqm. Their outdoor area, though, ranges from 8.6 sqm (type 1-D) to 55 sqm (type 1-I), which pushes the total size from 71 to 117 sqm for an identical interior. The studio follows the same pattern: 35 sqm of living space plus a 12 sqm terrace. Marketing materials quoting a single total square footage figure are therefore blending very different realities. An investor comparing price per square foot should base the calculation on the indoor area alone, then price the terrace separately.

Seven floors in a neighbourhood climbing toward 50 storeys

JVC has grown denser in recent years, with towers such as Danube's SERENZ reaching 50 storeys. SOL Terra Gardens goes the other way with a low-rise footprint. That choice limits the total unit count and explains the large terraces, tucked into facade setbacks and around the podium level. The architecture stays contemporary, with straight lines softened by planters and shaded terraces. For a resident, a building with only five occupied floors means shorter elevator waits and a smaller, more manageable owners' association. The trade off is that views rarely stretch far: residents mostly look onto the internal gardens rather than a skyline.

30,000 sqft of amenities on the podium

The developer lists 30,000 square feet of shared space, roughly 2,790 sqm, a sizeable amount relative to the building's scale. The podium groups two pools (adults and kids), a jacuzzi, a multisport court, a jogging track and an open-air cinema. Indoors, there's a covered gym, a yoga studio, a multipurpose hall and a spa with changing rooms. The pet garden is worth flagging, since many JVC buildings allow dogs without setting aside any dedicated space for them. Two play areas, one covered and one outdoor, round out the offering. This level of amenities will show up in the service charges, something worth checking at reservation stage.

The label says 60/40, the schedule says 50/50

The brochure advertises a "60-40 payment plan," but the detailed schedule tells a different story. The buyer pays 10% at booking, 10% within 30 days, then four instalments of 7.5% at 6, 12, 18 and 24 months after signing the contract. That brings the total to 50% before handover, with the remaining 50% due on key collection. This mismatch deserves written clarification from the developer before signing anything. One more detail: the last interim instalment falls two years after signing, then nothing until the end of 2029. That gap leaves room to arrange bank financing for the balance.

Bhatia Group in the background since 1975

SOL Properties presents itself as an arm of Bhatia Group, active in Dubai since 1975. The group claims more than 250 completed projects, a figure that covers hotels, land development and public contracts, not just residential work. On the apartment side, SOL is developing in parallel SOL Levante in Jumeirah Village Triangle and SOL Luxe on Sheikh Zayed Road. SOL Terra Gardens sits at the opposite end of that spectrum from the latter: small scale, residential neighbourhood, buyers looking to occupy or lease long term. Buyers would do well to visit a recently completed project by this developer to judge finish quality firsthand.

District 11, a car-oriented neighbourhood

JVC has no metro connection, and the project makes no claim otherwise. The travel times quoted are all by road: 9 minutes to Dubai Miracle Garden, 15 minutes to Mall of the Emirates, roughly 20 minutes to Downtown and The Walk JBR, 22 minutes to Palm Jumeirah. DXB airport is about half an hour away outside peak traffic. This profile suits car owning expat families and young professionals working in Dubai Marina or Al Barsha. The study layouts also cater to remote workers renting in the area, a common profile locally.
