About this project
Balconies that account for up to a quarter of the sold area
On a two-bedroom unit at Divine Elements, the terrace can reach 260 square feet, roughly 24 sqm added to 75 sqm of interior space. That ratio, unusual for a five-storey building, sums up the project's approach. Takmeel Real Estate Development stacks a ground floor, four residential levels and an equipped rooftop, for a stated total of 90 units. The mix is limited to studios, one and two-bedroom apartments, handed over unfurnished but fitted with built-in home automation. Handover is scheduled for the second quarter of 2028, with a payment plan of 40% during construction and 60% on completion.
Outdoor areas: a figure worth checking closely
The floor plans break down each unit into three figures: interior area, exterior area and total. Studios offer between 264 and 268 square feet indoors (about 25 sqm), for a total of 334 to 360 square feet once the balcony is included. One-bedroom units come in two layouts, around 51 sqm or 55 sqm indoors, with balconies of 12 to 14.5 sqm. The type 02 two-bedroom units, the most common in that category, come in at roughly 75 sqm indoors and up to 99 sqm in total. For a buyer, the takeaway is straightforward: a price per square foot calculated on total area looks lower than it actually is on the livable space. Offers should therefore be compared on interior area.
Pool on the first floor, padel on the roof
Takmeel splits its amenities across two separate levels. The first floor holds the wellness and family section: main pool, kids' pool, jacuzzi, an equipped gym, a play area and outdoor showers. The rooftop is kept for evening social use, with an open-air cinema, a padel court, a bar, a barbecue zone, cabanas and a ping-pong table. There's also a chess corner and board game tables, a detail rarely seen in this segment. This split keeps children's noise away from the night-time terrace, and vice versa. Several compact neighbors in Dubai South instead place their pool on the roof, putting everything in one spot.
The G+4 format against its neighbors
Dubai South already has several low-rise buildings of this scale, such as Coventry 66 or Galleria Residences. Divine Elements stands out less for its height than for its glazed facade and the depth of its balconies, with every unit opening onto an outdoor space. With 90 units, the building stays small, which limits internal rental competition at handover. Worth noting: the plans published in the brochure cover 76 units, with the remaining ones not detailed. Two-bedroom units are the most numerous (31), ahead of studios (28) and one-bedroom units (17), a split aimed at both families and short-term rental investors.
Ten minutes from Al Maktoum, eighteen from Sheikh Zayed Road
The developer states a 10-minute drive to Al Maktoum International Airport and to the Dubai South Golf District. Expo City Dubai is 12 minutes away, Sheikh Mohammed Bin Zayed Road (E311) 15 minutes, and Sheikh Zayed Road (E11) 18 minutes. Palm Jebel Ali is listed at 20 minutes. The brochure repeats the area's official projections, a population of one million and 500,000 jobs eventually, tied to the airport expansion. It also cites a 35 to 45% rise in values by 2030, a figure attributed to a third-party agency and one that should be treated as a sales assumption rather than a guarantee.
Takmeel takes its Divine line beyond Majan
The name is no accident. Takmeel already sells Divine Al Barari in Majan, a 17-storey tower positioned around its closeness to Al Barari park. With Divine Elements, the developer moves into a low-rise format and a district still under construction, betting on demand tied to the airport. The payment schedule, with no installments after handover, pushes 60% of the price to the key handover in April 2028. This structure eases the burden during construction but requires securing financing for the balance well ahead of delivery.
