About this project
162 studios out of 268 units: Elbrus Tower bets on small footprints in JVT
Of the 268 apartments at Elbrus Tower, 162 are studios. That's six units out of ten, a share rarely seen even among rental-focused towers in Jumeirah Village Triangle. The remaining units split almost evenly: 54 one-bedrooms and 52 two-bedrooms. Tiger Group has set handover for June 30, 2026, on a freehold basis, putting the project in the final stretch of an off-plan build. For buyers, the real question isn't the architectural pitch but whether the developer can hit that date, and how deep the studio rental market actually runs in this area.
Six units out of ten are studios
Elbrus Tower's unit mix makes its target audience clear. With 162 studios, the project is built first and foremost for single renters, young professionals or workers on assignment, looking for an affordable address between Dubai Marina and Al Barsha. The 54 one-bedrooms round out the offer for couples. The 52 two-bedrooms, a minority share, target families, even though the marketing material leans heavily on family appeal. That gap between the sales pitch and the actual unit breakdown is worth flagging: this tower is first and foremost a buy-to-let product, not a family residence.
29 residential floors, or 35 according to the brochure
The technical spec sheet lists a basement, a four-level podium and 29 residential floors. Spread across 268 units, that works out to just over nine apartments per floor, a density that lines up with the heavy studio weighting. The brochure muddies the waters, though: one page refers to "35 floors of furnished apartments," a figure that doesn't match the 29 floors stated elsewhere in the same document. The discrepancy might come down to how the podium and basement are counted, but it's a point worth clarifying before putting any money down. The same goes for the furnishing claim, which the brochure mentions without specifying brands or what's actually included in each unit.
A name borrowed from the roof of Europe
Tiger traces the name back to Mount Elbrus, a peak in the Caucasus in southwestern Russia and the highest point on the European continent at 5,642 meters. The developer claims the tower's silhouette draws on it, without naming an architect or describing the facade materials. This fits a pattern: in JVT, Tiger has already launched Volga Tower and Red Square, two other Russian-themed projects. The nod is clearly aimed at Russian-speaking buyers, a group that has had a strong presence in the Dubai market since 2022. Beyond the name, the brochure stays vague on what actually sets the building's exterior apart.
Pool, jacuzzi and jogging track, all shared
The amenities stay fairly standard for a tower of this size in JVT. There's a shared pool and jacuzzi, a gym the brochure describes as staffed with coaches, a children's play area and a barbecue space. The project description also mentions a garden with walking and jogging paths, something less common in the area's podiums. The site has round-the-clock security and ample parking, which matters in a district still without metro access. None of this breaks new ground, but together it's enough to position the studios against local competition.
Fifteen minutes from JBR, no metro
JVT sits along Sheikh Mohammed Bin Zayed Road, which drives the travel times being advertised. The developer estimates about 15 minutes by car to Palm Jumeirah, JBR, Dubai Marina and Mall of the Emirates, and 20 minutes to Business Bay, Downtown and Dubai Mall. Dubai International Airport is roughly 25 minutes away. The brochure goes further, claiming JBR is just 10 minutes out, an optimistic figure during rush hour. With no metro station in the area, studio tenants will be left relying on cars or taxis, which works against the appeal for part of the target renter base.
Tiger: a contractor before a developer
Tiger Contracting Co. was founded in the UAE in 1976 and holds "First Category" classification among construction firms. That construction background is the strongest part of the pitch, since the group builds its towers itself rather than outsourcing. The brochure lists The Square Tower, O2 Tower, Regina Tower and Blue Waves Tower among recent completions, and Cloud Tower, Seslia Tower, Nobles Tower and The V Tower among current projects. Elbrus Tower also shares its June 2026 deadline with Lilium Tower, another Tiger project in JVT of comparable size (263 units). With several towers set for handover around the same time in the same district, investors should factor in a concentrated rental supply hitting the market all at once.
