About this project
A mid-sized tower for Tiger in JVT, handover set for June 2026
Tiger Group has set June 30, 2026 as the handover date for Lilium Tower. For an off-plan project, that deadline is close. The tower holds 263 apartments spread across 28 residential floors, sitting above a ground floor and four podium levels. It is located in Jumeirah Village Triangle, the same district where the developer is also building Volga Tower and Red Square, two much larger schemes. Lilium goes for a smaller format instead, with around nine units per floor, aimed mainly at renters looking for compact layouts. Units are sold freehold, which is the standard arrangement in JVT.
156 one-bedrooms, 51 studios, 56 two-bedrooms
According to the brochure's unit breakdown, the project comprises 51 studios, 156 one-bedroom apartments and 56 two-bedroom apartments. One-bedrooms clearly dominate the mix. Across JVT, this is the layout that rents fastest among young professionals working in Dubai Marina, Al Barsha or Dubai Internet City. The 56 two-bedroom units can accommodate small families, though that isn't the main focus of the tower. No three-bedroom units, penthouses or duplexes are mentioned. The brochure also lists apartments handed over furnished, a practice Tiger regularly follows, which makes it easier to put units on the rental market as soon as keys are handed over.
Four podium levels and three retail units
The base of the tower includes a ground floor and four podium levels, used mainly for covered parking. Three retail units occupy the building's base. That's a modest number: buyers should expect convenience-type retail such as a small grocery store or café, not a full shopping arcade. The residential floors start above the podium, which gives the lower apartments some height advantage over the villas and low-rise buildings surrounding the tower. The developer highlights large glazed windows, without specifying facade materials or naming an architect. Tiger states the tower's name references the lily flower (Lilium), but the brochure doesn't explain how this concept shaped the building's design.
Between Al Khail Road and Sheikh Mohammed Bin Zayed Road
JVT is bordered by major roads, and the brochure names the three that matter: Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street. By car, Tiger lists roughly 13 minutes to JBR and around 20 minutes to Mall of the Emirates and Dubai Mall. For Palm Jumeirah and Global Village, drive times vary between sources, ranging from 17 to 23 minutes. These figures assume free-flowing traffic. During peak hours, access to Hessa Street and the Al Khail exit tends to get congested. The district has no metro station, so most residents rely on cars or ride-hailing services.
Pool, gym and barbecue area on the podium
Amenities remain standard for a JVT tower: shared pool, gym, children's play area and barbecue zone. The brochure puts particular emphasis on the gym, describing it as fully equipped and staffed with trainers. This point is worth confirming at handover, since this kind of service typically depends on the building's service charges. The barbecue area and play zone are clearly geared toward tenants with children, who make up a minority within the project's unit mix. The brochure makes no mention of a spa or sauna, nor a rooftop pool, unlike some neighboring projects that lean on these features.
Tiger, a general contractor turned developer
Tiger draws on Tiger Contracting, a construction firm established in the UAE in 1976 and classified as "First Category." That classification allows the company to build its own towers without relying on an outside contractor. Among completed projects, the brochure lists The Square Tower, O2 Tower, Regina Tower and Blue Waves Tower. It also mentions several ongoing developments, including Cloud Tower, Seslia Tower, The V Tower and Nobles Tower in Business Bay. Compared to Volga Tower's 390 units and Red Square's 836, Lilium ranks among the group's smallest JVT projects. For buyers, that means fewer competing units within the same building when it comes to resale or renting out.
