Four claimed world records across 109 occupied floors

Tiger Sky Tower stacks 109 residential floors on top of six basement levels, a ground floor, five podium levels and a rooftop. That's more than the 98 floors announced for Burj Binghatti Jacob & Co, its Business Bay neighbour in the race for the title of world's tallest residential tower. Tiger Group has not disclosed a height in metres at this stage, but it is promoting four amenities pitched as the tallest of their kind on the planet. These are sales claims rather than certified records, and they remain to be verified once the structure is complete. Handover is set for 31 December 2028, for one to four bedroom apartments sold freehold.

Six basement levels and five podiums beneath the tower

The base tells you a lot about the project's ambition. Six underground levels represent a volume of parking and technical space rarely seen in Business Bay residential towers, where two or three basements is the norm. The five podium floors house retail, children's areas and part of the shared amenities. Above that, the facade uses fluid lines that play up the verticality of the silhouette. High speed elevators serve the whole building, a decisive detail when the top units sit above the hundredth floor.

Pool, rainforest, zipline and restaurant at altitude

The developer claims the world's highest panoramic pool, facing Burj Khalifa. It also cites the highest indoor rainforest, a play area with a zipline billed as the world's highest, and a restaurant said to be the highest ever built into a residential tower. These four spaces alone define the tower's positioning. Beyond them, the usual checklist is complete: infinity pool, spa, sauna, jacuzzi, gym, tennis and basketball courts, jogging tracks, landscaped park and barbecue areas. It remains to be seen how service charges will cover the upkeep of a rainforest and a swimming pool perched several hundred metres up.

Tiger Group steps up in scale after Nobles Tower

Tiger Group is a long established Emirati developer known for a substantial volume of residential towers in Sharjah and Dubai. In Business Bay, it already has Nobles Tower to its name, a 50 storey building handed over furnished. With Tiger Sky Tower, it more than doubles that scale. The technical leap is real, and the timeline to end 2028 looks tight for a project of this height. A cautious buyer will therefore want to track progress on the foundations and basement levels closely, since they will set the pace for the whole schedule.

One to four bedrooms, a mix built to last

The tower offers one, two, three and four bedroom homes in neutral tones with contemporary materials. Kitchens come fitted. This broad range targets both the buy to let investor, drawn to smaller units that rent easily to Business Bay and DIFC professionals, and expat families looking for a three or four bedroom home with on site services. The play area, kids' spaces and landscaped park clearly speak to this second group. Larger layouts on higher floors, with open views over Downtown, are likely to be the scarcest part of the stock.

Between Sheikh Zayed Road and Al Khail Road

The tower connects directly to Dubai's two main north south arteries, cutting reliance on Downtown traffic. Dubai Design District is eight minutes away by car. Dubai Mall, Dubai Opera and Bay Square are around ten minutes away. Allow fifteen minutes to reach Jumeirah's beaches or the Ras Al Khor bird sanctuary, home to flamingos. The brochure also lists the Museum of the Future, Dubai Canal and Za'abeel among nearby landmarks, placing the address within the triangle of the city's most sought after business and leisure hubs.
