About this project

Two towers of 34 and 28 floors on an eight-level podium, facing Zabeel Park

Before reaching the first apartment at Avenue Park Towers 1, you have to climb eight levels. Five are set aside for parking and three for retail. This shared podium carries two residential towers, one with 34 floors and the other with 28. The project belongs to the Wasl 1 masterplan in Al Kifaf, between Zabeel Park and Sheikh Zayed Road. Wasl is the developer, and it is also behind the neighbouring second phase. Handover is scheduled for 28 September 2029, which leaves a little over four years of construction.

Eight podium levels before the homes begin

The layout is vertical and fairly standard for a mixed-use scheme in Dubai, but it has a direct consequence for buyers. Even the apartments on the lowest residential floors already sit above the tree canopy of Zabeel Park. The three retail levels will house shops, cafes and restaurants, which turns the podium into a spot used by people well beyond the residents themselves. The five levels of covered parking do away with the open-air parking lots common in the city's newer districts. For an owner, this means shops and services right at the base of the building. It also means more foot traffic than in a purely private residence.

Three and four-bedroom duplexes at the top of the towers

The unit mix starts with one, two and three-bedroom apartments. It continues with three and four-bedroom duplexes, a format still uncommon in towers in this part of town, which more often hold compact units aimed at renters. Homes come with kitchen appliances fitted and floor-to-ceiling windows. The brochure does not give detailed floor areas. Buyers will need to compare the layouts case by case before judging how well the space is actually used. The duplexes are clearly aimed at families looking for villa-like space without leaving the historic centre of the city.

Zabeel Park and Dubai Frame in the sightlines

The visual appeal rests on two fixed landmarks. First, Zabeel Park, one of the largest green spaces in the centre of the city, which will not be built over. Second, the Dubai Frame, the 150-metre structure at the edge of the park. An open view over a public park remains a lasting selling point, since it does not depend on the pace of construction next door. Not every unit will face the same way, of course. Depending on the tower and the facade, the gap between a park view and a city view will affect resale value.

Max metro station and Sheikh Zayed Road close by

The residence sits near Max station on the Red Line of the metro, which links directly to Downtown and the Marina. By car, the developer states around 10 minutes to Downtown Dubai, 15 minutes to Dubai Marina and about the same to Dubai International Airport (DXB). Al Maktoum International, in Dubai South, is roughly forty minutes away. Al Kifaf is an established area, bordered by Karama, Bur Dubai and the World Trade Centre. It has less available land and fewer new launches than the outlying districts.

Coworking space, kids' pool and EV charging points

The amenities list is long, but three items stand out. A coworking area caters to remote work, something rarely planned into towers built ten years ago. A dedicated kids' pool and a play area round out the main pool, underlining the family focus of the project. EV charging points are included in the parking. Everything else is what you would expect at this level: an indoor gym, a sauna, barbecue areas, landscaped gardens, walking paths, a multipurpose hall, and security with 24-hour CCTV.

Wasl, a long-standing landlord now selling freehold

Wasl is best known in Dubai as the manager of a large rental portfolio tied to the emirate's government. In recent years, the group has also started selling freehold, with Avenue Park Towers in Al Kifaf and Boulevard Park near Jebel Ali. The freehold status of this scheme matters here, since it gives foreign buyers access to a central location where supply for sale remains limited. The developer's government backing offers reassurance on delivery. It does not remove the need to track the timeline closely through to the 2029 deadline.

Al Kifaf

Al Kifaf

Hemmed in by Sheikh Zayed Road, Sheikh Rashid Road and Sheikh Khalifa Bin Zayed Street, Al Kifaf is a compact triangle on the northern edge of Zabeel in Bur Dubai. Within its borders sit two city landmarks, Zabeel Park and the Dubai Frame, alongside the Al Kifaf Centre government services hub. Thanks to the mixed-use Wasl 1 masterplan, Al Kifaf property now appeals to buyers and tenants who want green space just minutes from Downtown and DIFC. This guide covers lifestyle, the property market, connectivity and the area's investment case.

Behind a large share of Dubai's rental buildings stands one name: Wasl Properties. Established in 2008 within the Wasl Asset Management Group, which is linked to the government-owned Dubai Real Estate Corporation, the company is one of the emirate's biggest property owners and managers. After years focused on leasing and asset management, Wasl is now selling off-plan homes to buyers at Avenue Park Towers in Al Kifaf and Boulevard Park in Wasl Gate. For investors, this is a rare chance to buy from an institutional player, with prices starting at AED 1,414,000.
