About this project

215 homes, no studios: Wasl bets on larger layouts next to Zabeel Park

The smallest unit at Nine Collective is a two-bedroom apartment of roughly 180 sqm, and all 215 homes come with a maid's room. That stance sets it apart from the rest of Wasl 1, the freehold community Wasl is building in Al Kifaf, where neighbouring towers lean heavily on one and two-bedroom units. Here, the developer concentrates everything into a single tower and clearly targets households looking for extra space. The building rises between Zabeel Park and the community's planned Central Park, with Downtown Dubai visible to the south. Sales are set to open on October 28, 2026, with handover scheduled for April 2030.

Nine geometric blocks that shift from floor to floor

The project's name comes from its construction logic. The tower is made up of nine geometric blocks that shift slightly from one level to the next, creating terraces of varying depth depending on the floor. Wasl describes a stone-like, mineral silhouette, where large glazed openings alternate with more closed, solid sections. The architectural concept is named "Tactile Bloom" and puts the focus on texture and warm materials. At ground level, the paving pattern echoes the geometry of the facade, and layered planting runs from the lobby up to the rooftop terrace. On the north side, homes look out over a landscaped plaza; on the south side, they face the Downtown skyline.

From a 180 sqm two-bedroom to a 754 sqm penthouse

The lineup includes six layouts. Standard apartments range from a two-bedroom (around 180 sqm) to a four-bedroom (around 378 sqm), with a three-bedroom of roughly 287 sqm in between. Next come three and four-bedroom duplexes, from 391 to 512 sqm, followed by five-bedroom duplex penthouses reaching around 754 sqm. These sizes run well above what's typical in central Dubai, where a new-build two-bedroom rarely tops 130 sqm. The brochure sets out two separate material palettes, one for standard apartments and another for duplexes, featuring accent bathroom walls, tinted glass and custom joinery. The developer notes these choices are indicative and may change.

Covered padel court, a 25-metre pool and an adults-only pool

The amenity list runs long, but three items stand out. The padel court is covered, meaning it stays usable through summer, when the city's outdoor courts empty out during the day. The outdoor pool measures 25 metres, long enough for proper lap swimming, and is complemented by an elevated infinity pool. Families get their own pools and play areas for kids, while a pool lounge is reserved for adults only, a separation still rare among central Dubai residential towers. On top of that come a spa with saunas, a private cinema room, bookable private dining rooms, a rooftop lounge and ground-floor retail.

A third generation of towers at Wasl 1

Wasl, a developer backed by the Dubai government, has been building out Wasl 1 in phases for several years. Avenue Park Towers 1 and 2, Park View Residences, Park Gate Residences and 1 Residences already ring the community's Central Park. Avenue Park Towers 2 alone counts 541 units across two towers, mostly smaller layouts. Nine Collective, with 215 homes in a single building, takes the opposite approach: fewer units, more square metres per home. The buyer profile looks closer to a settled family working at DIFC than a short-term rental investor. Dubai World Trade Centre is five minutes away, DIFC and Downtown ten minutes, and DXB airport fifteen minutes.

Booking in October 2026, keys in April 2030

The sales timeline is already set. An expression of interest phase precedes the official launch on October 28, 2026, with a deposit amount that varies by unit type: it rises from the two-bedroom to the four-bedroom and becomes a flat rate across all duplexes. Handover is scheduled for April 26, 2030, roughly three and a half years after sales open. That timeline is standard for a tower of this size in Dubai. Buyers will have their capital tied up over a long stretch before collecting rent or moving in. The detailed payment plan has not been released yet.

Al Kifaf

Al Kifaf

Hemmed in by Sheikh Zayed Road, Sheikh Rashid Road and Sheikh Khalifa Bin Zayed Street, Al Kifaf is a compact triangle on the northern edge of Zabeel in Bur Dubai. Within its borders sit two city landmarks, Zabeel Park and the Dubai Frame, alongside the Al Kifaf Centre government services hub. Thanks to the mixed-use Wasl 1 masterplan, Al Kifaf property now appeals to buyers and tenants who want green space just minutes from Downtown and DIFC. This guide covers lifestyle, the property market, connectivity and the area's investment case.

Behind a large share of Dubai's rental buildings stands one name: Wasl Properties. Established in 2008 within the Wasl Asset Management Group, which is linked to the government-owned Dubai Real Estate Corporation, the company is one of the emirate's biggest property owners and managers. After years focused on leasing and asset management, Wasl is now selling off-plan homes to buyers at Avenue Park Towers in Al Kifaf and Boulevard Park in Wasl Gate. For investors, this is a rare chance to buy from an institutional player, with prices starting at AED 1,414,000.
