About this project
Rooftop pool and built-in home automation: Zenith Group fits out a five-storey building like a tower
ARMAS By Zenith has only five levels, a ground floor and four residential storeys, yet it sets aside its top floor for a pool and its deck. That's the most visible choice in Zenith Group's project in Dubai South. In a low-rise format where most developers put the pool at ground level, in the middle of a courtyard, this one puts it on the roof instead. The rest of the listing follows the same logic: home automation in the units, a gym, a shared laundry room, a play area and a barbecue zone. Handover is set for September 30, 2027, on a freehold basis. What remains to be seen is how this amenity package stacks up against the other G+4 buildings piling up in the district.
The fifth floor reserved for the pool
The roof holds the pool, a pool deck and lounging areas, according to the amenities list. On a building this low, the view stays limited: you won't be looking down over Dubai South from the fifth floor. The real point lies elsewhere. Freeing up the ground from the pool makes room for a landscaped garden, a children's play area and a barbecue corner, instead of cramming them around the water. For residents, the split is clearer this way: families at ground level, swimming up top. Running a rooftop pool costs more, though (waterproofing, structural load, elevator access), and future service charges are worth asking about before signing anything.
Studios, one and two bedrooms, nothing beyond that
The program stops at two-bedroom units. No family-sized three-bedroom layouts, no rooftop penthouse, since the roof is taken up by the pool. This mix clearly targets single professionals or couples, along with investors after modest entry tickets for long-term rentals. The job base around Al Maktoum Airport, the logistics zones and Expo City Dubai feeds exactly this kind of demand. The interiors on offer lean on light tones, wood finishes and large windows. The brochure doesn't spell out unit sizes or the total number of units, two figures worth getting from the sales team before any serious comparison.
Home automation and laundry built into the program
Zenith Group advertises smart home systems in the apartments. That term covers very different realities in Dubai, from basic app control of air conditioning to full management of lighting and access. The exact scope needs checking. A shared laundry room is more unusual for a new building, where each unit typically gets its own machine hookup. For tight studio layouts, that's a practical selling point, particularly for furnished rentals. The building also includes CCTV, a lobby, an elevator and high-speed internet access.
DWC under ten minutes away, the Marina at thirty
Al Maktoum International Airport (DWC) sits 7 to 10 minutes away by car. Expo City Dubai is 10 to 15 minutes out, Ibn Battuta Mall around 25 minutes. Figure 30 minutes to Dubai Marina and 35 to Palm Jumeirah. These distances sum up Dubai South's bet: a district still far from the coastal hubs, but sitting next to the airport the emirate wants to turn into the country's main hub. The project's value therefore hinges partly on the pace of that shift, which plays out over several years.
One more G+4 in a district already full of them
ARMAS lands in a crowded segment. Astra Residences (Dugasta), Coventry 66 (GFS) and Albab Views (Golden Woods) all repeat the same four-storey-over-ground-floor format, with handovers also slated for 2027. Buyers will therefore be comparing similar products launched at the same time. ARMAS stands out for its rooftop pool and laundry room, less so for its unit mix, which is fairly standard. Zenith Group also remains a name with a thin track record on this market. A cautious investor will want to ask for completed references and the current construction status before booking.

Zenith Group
Most Dubai developers sell apartments. Zenith Group instead invites investors into the development process itself. Founded in 2006 and headquartered in Dubai Sports City, the group runs 12 subsidiaries covering architecture, engineering, fit-out and property management. Its offers combine classic off-plan sales with investor programmes backed by a stated 8% rental guarantee, buy-back options and collateral-secured deposits. Buyers looking at JVC, Dubai South or Dubai Sports City should understand this developer in detail.
