Why invest in Fujairah
Set against the Hajar Mountains and opening onto the Gulf of Oman, Fujairah shows another side of the United Arab Emirates: a natural coastline, a calmer pace and an economy driven by one of the region's major oil and port hubs. For the international investor, it is a secondary market, narrower and more regulated than Dubai or Ras Al Khaimah, and it calls for rigorous selection. Lucretia supports you at every stage in identifying an asset suited to your residence or diversification objectives.

A favourable tax framework
Fujairah benefits from the UAE regime: no income tax or capital gains tax on property for individuals, and no annual property tax. The cost of an acquisition and the proceeds of a resale are therefore easier to anticipate.
Ownership to be verified project by project
Freehold on the unit or a lease of up to 99 years: in Fujairah, the right granted to foreigners depends on the project. At federal level, a property portfolio of at least AED 2 million opens the way to the ten-year Golden Visa, provided the property is eligible.
Oceana and the new seafront offering
With Oceana, Reportage offers 605 homes across two towers facing the Gulf of Oman, due for handover in the second quarter of 2029. This development illustrates the arrival of new residential supply on the East Coast.
Lower entry prices
Oceana's starting prices were announced at around AED 526,000, well below those of the major Emirati markets. An accessible budget, in a niche market that calls for careful selection.
Between the Gulf of Oman and the Hajar
The beaches of Al Aqah, the seabed of Snoopy Island, the coves of Dibba, the Hajar Mountains and historic heritage: Fujairah offers a natural setting rare in the Emirates, with several international five-star resorts.
A port-driven economy
The Port of Fujairah, one of the world's leading oil storage and bunkering centres, anchors the emirate in economic activity that does not depend on tourism alone. A useful foundation for long-term investors.

Why invest in Fujairah
Investing in Fujairah means choosing an East Coast that is still lightly developed, where the beaches of Al Aqah and Dibba stretch out at the foot of the Hajar Mountains. The only one of the seven emirates located entirely on the Gulf of Oman, it does not depend on mass tourism: its economy rests first on its port, one of the world's leading oil storage and bunkering centres, as well as on growing beach and nature tourism. The residential market remains modest in size, with few launches, but recent developments such as Oceana, by Reportage, signal the arrival of new seafront supply at entry prices below those of the major Emirati markets. For a buyer seeking a sea-facing residence or diversification within the Emirates, Fujairah is an option to be assessed on a case-by-case basis.
Legal framework and purchase process for foreign investors
The foreign ownership regime in Fujairah is more restrictive than that of Dubai or Ras Al Khaimah. Access is granted project by project: depending on the development, the right offered may be full ownership (freehold) of the unit or a long-term lease, generally up to 99 years. Some developments are reserved, at least at launch, for UAE or GCC nationals. Property registration falls under Fujairah Municipality; the transfer fees quoted vary between sources and must be confirmed for each transaction. Before any off-plan reservation, it is therefore essential to verify the buyer's eligibility, the exact nature of the title and the payment schedule. Lucretia coordinates these checks with local legal advisers, through to registration of the title.
Taxation, yield and advantages
As in the rest of the Emirates, individuals are subject to neither income tax nor capital gains tax on property, and no annual property tax is levied in Fujairah. This makes it easier to calculate the true cost of an acquisition and its resale. In a narrow market, resale liquidity and capital appreciation depend heavily on a seafront location, the strength of the developer and the nature of the title. At federal level, the property Golden Visa, a ten-year residence, is available from a real estate portfolio of AED 2 million, certified by the competent registration authority. The eligibility of a property located in Fujairah must, however, be verified according to the form of tenure. Lucretia examines each opportunity in light of your overall wealth strategy.
Lifestyle and sought-after areas
Fujairah is the emirate of coast and mountains. To the north, Al Aqah is home to the major beachfront resorts, such as Le Méridien Al Aqah, InterContinental Fujairah and Fujairah Rotana, facing Snoopy Island, a renowned diving and snorkelling spot. Further north, Dibba Al Fujairah offers wilder coves and a more tranquil atmosphere. Fujairah City, with its historic fort, brings together services, the port and the international airport. Heritage is also present, with Al Bidya Mosque, considered the oldest in the country. The Al Aqah resorts are around 1 hour 40 minutes from Dubai by road. Lucretia guides you towards the most relevant location for your residence or investment project.
