Why Ajman

6 reasons to invest in Ajman

Zero taxation

In the Emirates, individuals pay neither income tax nor capital gains tax, and there is neither wealth tax nor inheritance tax. The proceeds from the resale of your property are yours in full.

Genuine full ownership

In freehold zones such as Al Zorah, Emirates City or Ajman Downtown, foreigners hold full ownership of their property, with no time limit. A title registered with the emirate's land authority.

Accessible Golden Visa

Owning one or more properties worth at least AED 2 million, certified by the relevant land authority, opens the way to the Golden Visa and renewable long-term residency in the Emirates.

Al Zorah and Four Seasons

Across 5.4 million m² of coastline, protected mangroves, an 18-hole golf course and a marina, Al Zorah will host the Four Seasons Resort Ajman at Al Zorah, with its opening announced for 2026. A strong signal of the move upmarket.

An active and transparent market

In the first half of 2026, Ajman recorded 6,815 transactions worth more than AED 10.8 billion, published by the land authority via the Ajman Real Estate Index. Sustained activity within a centralised registration framework.

Contained entry prices

Entry tickets remain significantly lower than in Dubai: recent launches, such as Tiger Downtown Ajman, are marketed from approximately AED 366,000. A measured entry point to full ownership in the Emirates.

Why invest in Ajman

Investing in Ajman means accessing full ownership in the Emirates with a significantly lower entry ticket than in Dubai. Located between Sharjah and Umm Al Quwain, covering an area of approximately 260 km², the emirate relies on a highly active market: in the first half of 2026, the Department of Land and Real Estate Regulation recorded 6,815 transactions worth more than AED 10.8 billion. Emirates City, City Towers and Ajman One are among the most traded projects. New large-scale developments, such as Tiger Downtown Ajman or the announced arrival of Four Seasons at Al Zorah, confirm developers' growing interest. Ajman thus represents a coherent complement to a Dubai-focused strategy.

Legal framework and purchase process for foreign investors

Since Emiri Decrees No. 7 and 8 of 2008, UAE and GCC nationals may acquire full ownership throughout the emirate, while other foreigners purchase freehold in designated zones: Al Zorah, Emirates City, Ajman Downtown, Ajman Corniche or Al Ameera Village. In these zones, foreign buyers hold genuine freehold ownership, with no time limit. Every transaction is registered with the Department of Land and Real Estate Regulation; transfer fees, payable by the buyer, range from 2 to 3% depending on the type of property and nationality, plus administrative fees. Lucretia coordinates every step, from the legal verification of the project to the registration of the title.

Taxation, yield and advantages

Ajman benefits from the tax framework of the United Arab Emirates: no personal income tax and, consequently, no capital gains tax for individuals, and neither wealth tax nor inheritance tax. This neutrality enhances the clarity of any wealth investment. The depth of the market, illustrated by nearly 970 mortgage financing transactions recorded in the first half of 2026, reflects structured demand. Owning one or more properties worth at least AED 2 million allows you to apply for the Golden Visa, a renewable long-term residency. Lucretia analyses each opportunity in light of your overall wealth strategy.

Lifestyle and sought-after neighbourhoods

Ajman cultivates a coastal lifestyle, more tranquil than that of its neighbours. Al Zorah, a vast 5.4 million m² estate including one million m² of protected mangroves, brings together an 18-hole golf course, a marina and the future Four Seasons Resort Ajman at Al Zorah, located approximately 35 minutes' drive from Dubai International Airport. Along the corniche, whose public beach has been extended and equipped with a cycle path, Ajman Downtown and Ajman Corniche offer seafront urban living. Emirates City, Al Ameera Village and the neighbourhoods of Al Helio and Al Yasmeen provide a more family-oriented residential setting. Lucretia guides you towards the most relevant location according to your priorities.
