Why Sharjah

6 reasons to invest in Sharjah

Zero taxation

Sharjah levies neither income tax nor real estate capital gains tax on individuals. Rental income and resale proceeds from your property are yours in full, with no withholding tax.

Freehold ownership and Golden Visa

Since the 2022 reform, all nationalities can hold freehold property in approved projects. An acquisition of at least AED 2 million, including off-plan from an approved developer, may qualify for the Golden Visa, a renewable ten-year residence permit.

Next-generation communities

Aljada and Masaar, developed by Arada, Hayyan and Al Mamsha by Alef, and Sharjah Sustainable City are reshaping the emirate's residential offering. These master-planned neighbourhoods integrate schools, retail, green spaces and sports facilities.

At the gates of Dubai

Along Emirates Road (E611), Tilal City and Masaar are just a few kilometres from the Dubai border, with quick access to Sharjah International Airport. Residents enjoy proximity to the metropolis, with more moderate entry prices.

A maturing framework

Property registration falls under the Sharjah Real Estate Registration Department (SRERD), and in 2026 the emirate launched its first escrow account scheme for real estate projects. This step strengthens protection for off-plan buyers.

Cultural and family capital

Museums, historic souks and promenades around the Al Majaz and Al Qasba lagoons shape a serene, family-focused way of life. It is a residential setting sought after by those who value space and quality of life.

Why invest in Sharjah

Investing in Sharjah means positioning yourself in a market long reserved for nationals of the Emirates and the Gulf, then opened to all nationalities at the end of 2022. This reform triggered a wave of new launches, driven by large-scale master-planned communities: Aljada and Masaar by Arada, Hayyan and Al Mamsha developed by Alef, and Sharjah Sustainable City. Located at the gates of Dubai, with some areas of the emirate around two kilometres from the border along Emirates Road (E611), Sharjah offers a credible alternative for buyers seeking space, family villas and controlled entry prices, without giving up proximity to the neighbouring metropolis.

Legal framework and purchase process for foreign investors

Law No. 2 of 2022 and Executive Council Resolution No. 30 of 2022 allow buyers of all nationalities to hold property on a freehold basis, with no time limit, within approved development zones and projects. Outside these projects, the right available to foreigners remains a registered usufruct for a maximum term of 100 years. As approval is granted on a project-by-project basis, with no public list, the exact nature of the title must be verified for each property. Registration falls under the Sharjah Real Estate Registration Department (SRERD), which charges fees proportional to the price; the rate must be confirmed for each transaction, and a 50% reduction applies during the ACRES exhibition. In 2026, the emirate launched its first escrow account scheme for real estate projects. Lucretia coordinates the legal due diligence through to the registration of the title.

Taxation, yield and advantages

Like the rest of the Emirates, Sharjah levies neither income tax nor real estate capital gains tax on individuals, making the profitability of an investment easier to anticipate. The emirate's pricing, below that of Dubai, together with its large and predominantly family-based population, forms a foundation of demand to be analysed project by project, with no promise of returns. A property acquisition of at least AED 2 million, including off-plan from an approved developer, may qualify for the Golden Visa, a renewable ten-year residence permit that extends to spouse and children. Lucretia assesses each opportunity in light of your overall wealth strategy and residency plans.

Lifestyle and sought-after neighbourhoods

Sharjah cultivates a more peaceful and family-oriented lifestyle than its neighbours, nourished by a strong cultural identity: museums, historic souks and community life set the rhythm of the city. Around the lagoons, Al Majaz Waterfront and Al Qasba enliven the urban heart, while Maryam Island, developed by Eagle Hills in the Al Khan district, offers apartments facing the Gulf. To the east, Aljada brings together housing, retail, schools and cultural facilities across some 24 million square feet. Masaar, Hayyan and Sharjah Sustainable City favour villas set within extensive green spaces, and Tilal City offers building plots along the E611. Lucretia guides you towards the location best suited to your residential or investment project.
