About this project
251 homes, eight layouts and a shared beach on Lu'luat Al Raha
Pearl Beach View brings together 251 homes in a twelve storey residential building, set above four basement levels and topped with a landscaped roof. Abu Dhabi based developer Advanced Properties is building it on Lu'luat Al Raha, the island whose Arabic name (meaning "the pearl") gave the project its title. Its immediate neighbours are familiar to residents of the capital: Aldar's circular headquarters, the Sail Tower and Al Luluat marina. Handover is set for 30 December 2029, on a freehold basis. The scheme doesn't lean on a big brand name or a showpiece silhouette. Instead it bets on a mid sized building, a wide spread of floor plans and walking distance access to the shore.
From a 41 sqm studio to a penthouse, eight formats
The brochure lists eight unit types: studio, 1BR Junior, 1BR, 2BR Compact, 2BR, 3BR Compact, 3BR and penthouse. The 42 studios range from 41 to 57 sqm and are spread from the ground floor up to the twelfth level. The 24 1BR Junior units run from 55 to 84 sqm, a wide enough bracket that the larger ones rival a standard two bedroom apartment. This split of two and three bedroom units into "compact" versions is the real distinguishing feature of the project. It lets buyers get into a family sized layout at a smaller footprint and a lower price point. Floor plans shift in groups (levels 1, 2, 4 and 5, then 3, 6 and 7, then 8 and 9), with floors 10, 11 and 12 each carrying their own layout, where the penthouses are concentrated.
Four basement levels for twelve floors of living space
The ratio stands out on paper. Four underground levels for just twelve residential floors is more than many neighbouring buildings of similar height, some of which get by with two basement levels. This underground space houses covered parking and technical rooms, which frees up the ground floor for retail. The developer describes a minimalist design language: clean lines, generous ceiling heights and floor to ceiling glazing. Only part of the units face the sea directly, a detail the brochure states plainly. Buyers focused on the view will need to check the orientation unit by unit, particularly on the lower floors.
A public beach a few minutes away, not right at the doorstep
The amenities list includes "Private Beach Access", but the brochure tells a more nuanced story. It describes an open shoreline, shared with the rest of the waterfront community and reached after a short walk. That distinction matters for an investor targeting short term rentals, where a private beach commands a stronger premium. On site, the project makes up for it with an adult pool, a children's pool, cabanas and a sundeck. On the fitness side there's an indoor gym, a CrossFit zone, jogging tracks, a beach volleyball court and an aqua gym area. Rooftop gardens, a meditation garden and concierge and housekeeping services round out an offering geared more toward full time residents than a hotel style tower.
Yas Island 10 minutes away, the airport 12
Lu'luat Al Raha sits along the corridor linking central Abu Dhabi to the international airport and to Yas Island. The developer quotes 10 minutes to Yas, 12 to the airport and 19 to Downtown. Schools and universities are put at 13 minutes away, hospitals and clinics at 20. The Al Raha district, planned since 2005, already has marinas, restaurants and waterfront promenades in place, with no major infrastructure works still to come. That's a real advantage in terms of predictability: buyers are getting an established setting, not a promise of a future city.
Advanced Properties, a local developer on the rise
Advanced Properties was founded by professionals with backgrounds in construction and real estate, active on several projects across the emirate. The company currently has schemes underway in Yas Island, Al Raha, Masdar City and Reem Island. Its name carries less recognition than Aldar or Imkan, which makes it worth checking the actual progress on its other developments before signing anything. The Pearl Beach View timeline allows for roughly four years of construction, a reasonable schedule for a building of this size with four basement levels. Set against Luluat Marina and its 159 homes, this project competes on scale and variety of layouts rather than on marina views.

Under a previous name, the group completed multi-mega projects in Masdar City and across the Abu Dhabi Metropolitan area.
