Four bedrooms, four bathrooms: the logic behind Baia's townhouses

In Baia's four bedroom units, no room is treated as a secondary bedroom. The official brochure plans list four "master bedrooms," each with its own bathroom. Reportage Properties applies this principle to a scheme of duplex and triplex townhouses in the Al Raha Creek district of Abu Dhabi. The developer describes it as a "boutique" waterfront project, meaning a limited number of houses rather than a tower with hundreds of units. Handover is set for 13 June 2029, and the properties are sold freehold.

Eight layouts across two house types

The offering is limited to two sizes: three bedroom and four bedroom units. Within these two categories, though, the brochure sets out eight distinct variants. The three bedroom houses come as Type A and Type B, while the four bedroom houses span six versions, from A to F. Interior areas range from around 145 sqm (3B Type A) to nearly 196 sqm (4B Type B), with total area reaching up to 242 sqm once terraces are included. This range of layouts suggests each house is adapted to its position within the block (corner, mid row, orientation) rather than following a single repeated template.

Parental style suites throughout the 4B units

The Type B four bedroom house is the most generous of the range. Each of its four bedrooms measures 4.80 m by 3.20 m, just over 15 sqm, with a bathroom of 2.50 m by 1.60 m. Types D and F shrink these bedrooms to around 10 sqm but keep the same rule of one bathroom per bedroom. Type E replaces the standard living room with a large "dining & hall" space measuring 5.40 m by 6.10 m. This choice clearly targets families with teenagers, or adults sharing a home, where personal privacy matters more than the size of the living room.

From 21 to 75 sqm of outdoor space depending on the unit

The biggest gap between two houses comes down to terraces. Within the same 3B Type A, outdoor space ranges from about 29 sqm to 73 sqm, even though the interior stays nearly identical. The 3B Type B reaches close to 75 sqm of terrace space, while the 4B Type C drops to 21 sqm in its most compact version. On the three bedroom side, Type B also offers a living room of 8.70 m by 4.20 m and a maid's room of 3.50 m by 2.70 m, far more usable than the one in Type A (1.80 m by 3.00 m). For a buyer, comparing outdoor space unit by unit is therefore more useful than comparing types against each other.

Eight minutes from Zayed Airport and Masdar

Al Raha Creek sits along the route linking central Abu Dhabi to Yas Island. The developer lists 8 minutes to Al Raha Mall, Masdar City and Zayed International Airport. Khalifa City and Etihad Arena are 10 minutes away, Yas Island 12, and Sheikh Zayed Grand Mosque 14. These driving times put Baia within reasonable reach of both the international schools in Khalifa City and the offices in Masdar. Reportage knows this area well, as it is also developing Sila in Masdar City along with several projects along the Al Raha coastline.

Kids' pool, pets allowed and basement parking

The amenities match those of a family residential scheme rather than a resort complex. Plans include an adult swimming pool and a separate children's pool, along with a pool deck and pool lounge. The layouts show access to a first basement level, freeing up the ground surface from cars in favor of walking paths, landscaped areas and barbecue spots. Pets are allowed, a detail that remains far from standard across Abu Dhabi residences. A shared gym and a play area round out the amenities, with no beach club or private marina involved.
