About this project

848 rooms, 94% of which face the canal

Of the 848 rooms across Bab Al Qasr Canal View Residence 22, 94% look out onto the canal, according to Burtville Developments' brochure. At unit level, 80% of the 242 apartments carry that view from every room, and a handful also catch an angle of the sea. The project sits on plot RBW3 C2, at the entrance to Al Raha Beach, and spreads its units across three glass towers rising 13 residential floors each. It carries the name of the five star Bab Al Qasr hotel, which gives owners access to hotel services billed on a pay per use basis. Apartments are sold furnished, on a freehold basis, with handover slated for the second quarter of 2029. Number 22 is part of a series that Burtville has rolled out across Abu Dhabi, from Reem Island to Masdar City, with each address built around its own theme.

Towers A, B and C: 96, 85 and 61 units

The three towers are not the same size. Tower A holds 96 homes, Tower B has 85, and Tower C, the smallest, has 61. Each stands on a ground floor and two podium levels, topped by 13 floors and a finished rooftop. The 3.5 meter slab to slab height runs above what's typical for residences in the area, and the fully glazed facades put that extra volume to use by letting in more light. Six passenger elevators and three service elevators (supplied by Otis) serve the towers. On a 94,000 square foot plot, the buildings themselves cover just 41% of the site.

Hotel services billed per use

The branding agreement doesn't come with a mandatory hotel package. Valet parking, housekeeping and laundry, childcare, in home dining and move in assistance are all available on request and charged individually. The same applies to airport transfers, car rental and flight booking. For five years, residents also get a 25% discount on Bab Al Qasr hotel offerings (restaurants, Ayana Spa, Allure salon, Sea Hero water sports) plus free access to its pool and private beach. The brochure also lists five years of complimentary access to Yas Beach Club for six members of the same family. Service charges are quoted at 16 to 18 AED per square foot, a figure worth factoring into any net yield calculation.

A maid's room in every layout, from 2 to 5 bedrooms

The range runs from two bedroom to five bedroom units, and every layout includes a maid's room and a laundry room. The intent here is clearly expat families settling in for several years rather than short term tenants. Furniture comes from The One, fittings from Hansgrohe, and appliances from Siemens and Samsung. Some units are adapted for residents with reduced mobility, still a rare feature in the capital's new build projects. The two podium levels provide 477 parking spaces, working out to two spaces per three to five bedroom unit and one for each two bedroom unit, with spots set aside for visitors, retail, valet and EV charging.

Three infinity pools facing Yas Island

Each tower has its own rooftop with an infinity pool facing Yas Island. The sky gardens vary in size: 3,775 square feet on Tower A, 2,444 on Tower B and 2,400 on Tower C. At ground level, a 21 by 10 meter pool is built for lap swimming, and a second one measuring 16 by 8 meters is set up for families, with kids' pools alongside. A 3,320 square foot outdoor lounge, a 2,280 square foot play area, an open air gym and a promenade round out the ground floor. Sky villas with private terraces also appear on the master plan.

Six retail units at ground level, Yas Island ten minutes away

The ground floor houses six retail units: a supermarket, a pharmacy, a men's and women's salon, a coffee shop, a casual dining spot and a bakery. As for the surrounding area, Al Muneera is five minutes away, Al Raha Mall six, Space 42 Arena seven, and Yas Island and Zayed International Airport ten. Downtown Abu Dhabi is roughly twenty minutes away via Al Raha Street. On the schooling front, Raha International School, Al Yasmina Academy and GEMS American Academy are all nearby. Khalifa University, Mohamed Bin Zayed University of Artificial Intelligence and Sorbonne Abu Dhabi round out the university offering, which also points to rental demand from faculty and researchers.
