About this project

Three beachfront buildings where every home comes with its own pool

At Bab Al Qasr Sea View 51, every single unit has a private pool, from the two-bedroom apartments up to the triplexes. This is an unusual approach for a mid-rise apartment scheme, and it's what sets this Burtville Developments project apart on the Al Rahah waterfront. The development consists of three buildings. Each one sits on a lower ground floor and a ground floor, rises through eleven residential storeys and tops out with a landscaped roof. Handover is set for 17 December 2029, under freehold ownership open to foreign buyers.

A private pool in every home

The developer hasn't kept pools for villas or top-floor units only. According to the project description, every residence has one, including apartments on the standard floors. That kind of decision has structural implications (water loads on terraces, waterproofing, upkeep) and is likely to show up in service charges. Before signing, buyers would do well to ask for the actual pool dimensions by unit type, since the brochure doesn't spell them out. On resale, the pitch is easy to grasp: in Al Raha, a private pool is normally something you only get with a villa or townhouse.

Eleven residential floors on a two-level podium

The architecture follows a contemporary line, with no named architect in the available documents. Each building sits on a two-level podium (lower ground and ground floor) housing the lobby, the lounge and part of the retail offering. Above that come the eleven floors of homes. The rooftop holds a shared pool, separate from the private ones. With their moderate height, the three buildings read more like a beachside residence than a tower, which keeps sea views open instead of stacking floor after floor.

From two-bedroom units to five-bedroom triplexes

The range starts at two bedrooms and goes up to five, with no studios or one-bedroom units on offer. There are also five-bedroom townhouses and triplexes. Some layouts include a maid's room. This mix clearly targets families already settled in Abu Dhabi and buyers looking for a large primary residence, far more than the buy-to-let investor after compact units. Housekeeping, laundry and valet services confirm the intended audience: households set up for year-round living on site.

Outdoor cinema, floating deck and padel court

The amenities list is long, but a few features stand out. A floating deck with sun loungers extends the pool area, and the scheme also includes an aqua dining space by the water along with aquagym classes. For the evenings, an outdoor cinema and built-in seating round out the rooftop garden. On the sports side, residents will have access to a padel court, multi-sport courts, an indoor gym paired with an outdoor training area, and jogging tracks. Electric vehicle charging points, covered parking and home automation round out the standard specification.

Six minutes from Zayed International Airport

The developer quotes four minutes to the Al Raha Beach Hotel and Al Raha Mall. Zayed International Airport is six minutes away, a real plus for executives who travel frequently. Yas Beach is fifteen minutes out, with Yas Island's theme parks and amenities close by. Sitting between the airport and the coastline puts the project in an already well-served area, where competition is dense. Several nearby schemes, such as Pearl Beach View or Luluat Marina, also lean on sea views, though with more conventional layouts.

Burtville rolls out its Bab Al Qasr brand

Sea View 51 is part of a series of Bab Al Qasr projects that Burtville is launching in parallel across several Abu Dhabi neighbourhoods. Garden 65, in Masdar City, is built around a 275 metre canal, while Beach Resort 77, on Reem Island, dedicates 73% of its land to planted areas. Here, the pitch shifts again: the private pool serves as the signature feature. With the developer running several sites at once, cautious investors will want to track actual construction progress closely as the December 2029 deadline approaches.
