Four Seasons Private Residences Saadiyat Island marks the hospitality brand's entry into Abu Dhabi's residential market. The development combines a six storey building with standalone villas, penthouses and seven bedroom mansions arranged around direct beach access. Completion is scheduled for late 2029. Prices range from AED 69.9 million to AED 143.6 million. Developer ALAIN has contracted Four Seasons to manage daily operations through a dedicated Director of Residences and on site team. This branded residence model remains uncommon in Abu Dhabi where most high end projects rely on conventional property management. The freehold structure allows full foreign ownership.
Saadiyat Beach: museums, golf and international schools
The site occupies Saadiyat Beach on the cultural island hosting Louvre Abu Dhabi, reachable in ten minutes by car. The Guggenheim Abu Dhabi is currently under construction nearby. Saadiyat Beach Golf Club sits five minutes away. Harrow International Abu Dhabi and NYU Abu Dhabi campus are both within fifteen minutes, positioning the project for expatriate families seeking international curricula. Zayed International Airport and Al Bateen Executive Airport for private jets are 25 minutes out. The E10 highway connects to Yas Island in twenty minutes for shopping malls and the Formula 1 circuit.
Five to seven bedroom villas, two to four bedroom apartments
The program offers three main typologies: five or six bedroom villas, seven bedroom mansions and apartments with two, three or four bedrooms in the central building. Villas include private pools with maintenance covered under the Four Seasons managed service charge. Apartments feature balconies overlooking the lagoon or sea. Maximum building height is six floors, leaving most of the plot for low rise structures and landscaped gardens. This low density approach contrasts with tower developments elsewhere in Abu Dhabi. All units are sold freehold.
Molteni kitchens, Agape bathtubs, Lutron lighting
Interior specifications reach a level rarely seen in Abu Dhabi residential projects. Main kitchens are fitted by Molteni with integrated Gaggenau appliances including oven, coffee machine, cooktop, hood and refrigerator. Secondary kitchens receive Fabal Casa or Nolte cabinetry with Miele appliances. Bathrooms incorporate Gessi fittings, Agape sculptural bathtubs and basins, plus Toto toilets with automated functions. Master bedroom wardrobes are custom designed by Molteni and MisuraEmme. Lutron smart lighting offers zone by zone control. Flooring alternates travertine in living areas and wood in bedrooms.
Private beach, spa, padel court and golf simulator
Shared amenities exceed the typical offering of golf community residences in the region. Direct private beach access forms the centerpiece, complemented by a pavilion and poolside bar. The complex includes an outdoor tennis court, padel court, spa with treatment rooms, yoga and meditation studio and a fully equipped fitness center. Leisure spaces feature a residents lounge, private cinema, cigar lounge and indoor golf simulator. Families have access to a children's pool, indoor playroom and outdoor playground. A pet grooming station is provided and animals are permitted on site.
Four Seasons services included in service charge
The Four Seasons management model differentiates this project from standard residences. Service charges cover 24 hour concierge, common area cleaning, technical maintenance, valet parking, CCTV monitoring and communal pool upkeep. For villas, charges also include private garden landscaping, facade cleaning, pest control and individual pool maintenance. Optional services are available at additional cost: housekeeping, laundry, childcare, in residence spa treatments, private chef and grocery stocking. These are delivered by vetted third parties meeting Four Seasons operational standards. A dedicated PBX line is provided for each residence.
