About this project

A branded hotel condo, across the road from NYU Abu Dhabi

Bloom Arjaan by Rotana consists of 217 hotel apartments, each sold to a private owner while remaining run by a hotel operator. The project sits within Park View, Bloom Properties' residential community on Saadiyat Island, directly opposite the New York University Abu Dhabi campus. Unit sizes range from 44 sqm for a studio to 114 sqm for a two-bedroom. Management falls to Rotana Hotel Management Corporation, under its Arjaan brand dedicated to hotel apartment residences. The developer had announced a fourth quarter 2024 opening, and the project sheet lists handover for September 2024.

Bloom builds, Rotana runs it

Here, the developer and the operator are not the same entity. Bloom Properties, already active in Zayed City with its Bloom Living district, handles construction and sales. Rotana takes care of day-to-day operations: front desk, maintenance, unit rentals and hotel services. The group states it runs 70 properties across the region, with 45 more in development and six brands under its name. For the buyer, this setup changes the nature of the investment: they acquire a freehold hotel room rather than a home they have to manage themselves.

Two nine-storey towers and a suspended pool

The complex is made up of two matching towers, each with a ground floor and nine residential levels. A skybridge connects them at height. That skybridge carries the project's most visible feature: an infinity pool set thirty metres above ground, wrapped in a pool deck. The rest of the shared facilities is more standard: a shared gym, a lobby with hotel reception, meeting rooms, retail and dining outlets at the base of the towers, landscaped gardens and walking paths. Parking is covered and the whole site is under CCTV.

Four studio layouts between 44 and 52 sqm

Studios make up most of the offering, and the brochure breaks down several layout types. Type A measures 44 sqm, with a living/bedroom area of 3.85 by 4.50 metres and a balcony of 3.90 by 1.20 metres. Type B goes up to 48 sqm, trading that depth for a long balcony running 8.15 metres but only 80 centimetres wide. Type C1, at 51 to 52 sqm, combines both advantages with a balcony of 7.95 by 1.30 metres, while its C2 variant (47 sqm) only exists on the seventh floor. All of them come with a separate kitchen and a laundry spot, which makes multi-week stays workable. Among the units listed in the brochure, two-bedrooms are rare: only four units.

A captive audience coming from the campus

The sales pitch targets a specific pool of demand. That means students, faculty and staff at NYU Abu Dhabi, as well as visiting lecturers and families attending graduation ceremonies. This demand tracks the academic calendar, with predictable peaks, and it puts the project closer to an upscale campus residence than to a beach resort hotel. Cultural visitors form a second pool: the Louvre Abu Dhabi, the upcoming Guggenheim, the Zayed National Museum and the Saadiyat Beach Golf Club are all on the island. Downtown Abu Dhabi is twenty minutes away and Dubai around forty-five. Bloom built its pitch around a net yield rising over five years, from 4% to 8%, with a guaranteed minimum of 6%. Buyers should read the contractual terms of that guarantee closely.

70% paid within twelve months, 30% on handover

The payment plan is short. Buyers put down 10% at signing, then 10% two months after the sale contract, followed by five more instalments of 10% spaced two months apart. In total, 70% of the price is paid within roughly a year. The remaining 30% is due on handover, with no instalments after the keys are delivered. This structure suits an investor with cash on hand, but it puts more strain on cash flow than the multi-year post-handover plans found elsewhere in the UAE. With handover announced for 2024, a current buyer should check the hotel's actual operating status and recorded occupancy rates before committing.

Bloom Properties

An Andalusian-inspired garden city in Zayed City, waterfront homes in Al Bateen and residential towers in Jumeirah Village Circle: this is the footprint of Bloom Properties. As the real estate arm of Bloom Holding, the company acts as a master developer, shaping complete neighbourhoods rather than standalone buildings. Its current launches, Bloom Living Malaga and Bloom Living Alhambra, target both families and investors, with entry prices from AED 1,528,000. Here is why this Abu Dhabi name deserves a place in your UAE property strategy.
