About this project

324 Parking Spaces for 89 Homes, Facing the NYU Abu Dhabi Campus

Sensi comprises 89 homes and 324 basement parking spaces, a ratio of more than three and a half spaces per unit. This unusual figure reflects the nature of the scheme: Reportage Properties has combined on a single plot a residential building, a row of townhouses and a four storey commercial tower. The plot covers 5,423.86 sqm, a modest footprint for a mixed use development of this scale. The address sits on Saadiyat Island, one minute from the campus of New York University Abu Dhabi. Handover is scheduled for 18 August 2029, on a freehold basis.

Three Building Types on a 5,424 sqm Plot

The masterplan stacks three volumes of different heights. The residential building sits on three basement levels and rises to a ground floor plus seven storeys. The townhouses follow a lower layout, with one basement level, a ground floor and three upper levels. The commercial tower includes a ground floor, four floors of office space and a rooftop area. On the facades, the developer has opted for clean lines, large glazed openings and a restrained colour palette meant to sit well alongside the nearby coastline. No architecture firm is named in the documents reviewed, which sets Sensi apart from several Saadiyat neighbours that market a named architect.

Basement Levels Built with Retail in Mind

The 324 spaces are not there for residents alone. The commercial tower is set to house a business center, shops and cafes, which means outside visitors who will also need somewhere to park. On Saadiyat, where driving remains the main way to get around, this matters for everyday life. For owners, it also means the ground floor will be used by more than just the resident community. That is an upside for anyone who wants walkable amenities such as a coffee shop, a grocery store or shared office space. It is also something to weigh up for buyers who prefer the quiet of a purely residential compound.

From Two Bedroom Apartments to Four Bedroom Townhouses

The unit mix is narrow and starts at two bedrooms. The building offers two and three bedroom apartments, while the townhouses come with four bedrooms spread over several floors. Some layouts include a balcony or terrace, a laundry room and a maid's room, features expected by families settling in the UAE for the long term. The absence of studios or one bedroom units effectively rules out buyers chasing a low entry price for rental income. The project instead targets established households, or owners who plan to rent to expat families and to academic or cultural staff working on the island. With only 89 units, the community stays small in scale.

NYU Abu Dhabi One Minute Away, the Louvre Twelve

Sensi's location is best understood in relation to the university campus, a one minute drive away. Saadiyat Marina is three minutes away, Saadiyat Beach ten minutes. The Zayed National Museum and the Abrahamic Family House are ten minutes away, the Guggenheim Abu Dhabi and the Louvre Abu Dhabi twelve. Zayed Port takes about fifteen minutes and downtown Abu Dhabi around twenty. Unlike beachfront schemes, Sensi is not selling a view over the Gulf but proximity to the university hub and the cultural district, a different and less seasonal rental profile.

Amenities: Pool, Kids' Pool and Business Center

The amenities list is fairly standard, though a few points stand out. The complex will have a shared swimming pool with a pool deck and lounge area, plus a separate kids' pool and play areas. A shared gym, landscaped gardens, shaded seating areas and pedestrian pathways round out the offer. The business center built into the commercial tower is the least common feature for a community of this size. It could appeal to residents who work remotely or to academics from the nearby campus.

Reportage Moves Up a Scale on Saadiyat

Reportage Properties built its name on high volume projects, notably in Masdar City and Al Raha, often made up of studios and small, affordable apartments. Sensi marks a shift in approach: fewer units, family sized layouts and an address on Abu Dhabi's most sought after island. The developer keeps its mixed use approach, though, with retail on the ground floor. The August 2029 deadline leaves more than three years of construction ahead. Buyers would do well to track construction milestones and progress on the basement levels, which will set the pace for the rest of the schedule.
