778 homes set right next to Saadiyat's major museums

Sei Saadiyat brings together six towers and 778 residences in the cultural district of Saadiyat Island. The tallest tower rises to 17 storeys, a modest height by Abu Dhabi standards, chosen deliberately to give breathing room to the landscaped courtyards that shape the masterplan. Aldar Properties appointed Jacobs as architect and Kettle Collective as interior design studio. The project offers one and two bedroom apartments, three bedroom Kanso Residences and two bedroom Kanso Lofts. Handover is set for December 2030, on a freehold basis. The site sits right next to the Abrahamic Family House, the Zayed National Museum and the Louvre Abu Dhabi.

Three minutes from the Zayed National Museum

Location is the project's strongest selling point. The Abrahamic Family House is 1 km away, a three minute drive, while the Zayed National Museum sits 1.3 km away. The Louvre Abu Dhabi is 1.7 km off, with Manarat Al Saadiyat and Berklee Abu Dhabi around 1.2 km and 1.4 km respectively. The Guggenheim Abu Dhabi, the Natural History Museum and teamLab Phenomena are reachable within seven minutes. Downtown Abu Dhabi, the Corniche and Al Reem Island are twelve minutes away, Yas Island twenty, and Zayed International Airport twenty five. Few residential projects in the UAE can claim this concentration of cultural institutions within a two kilometre radius.

Jacobs builds the plan around courtyards

Jacobs, the international engineering and design group, built the project on a principle of stepped volumes and planted courtyards. The facades are designed to respond to light throughout the day, with shifting shadows changing how the buildings read from morning to evening. Raised gardens connect the different levels and give each tower its own identity. From the upper floors, some residences look out over the district's museums, the Arabian Gulf and the Abu Dhabi skyline. The same firm designed the landscaping, including a Discovery Trail that winds through varied plantings and terrain, punctuated by artworks commissioned specifically for the project.

Dark toned Kanso Lofts, light toned apartments

The mix of unit types splits into two distinct interior worlds. The one and two bedroom apartments follow a light colour scheme, while the two bedroom Kanso Lofts come in a dark palette. Kettle Collective worked with stone, wood, metal and woven textures, keeping proportions simple and using a shared design language across homes and communal spaces. Natural stone was chosen specifically because it develops character over time. The three bedroom Kanso Residences form the development's signature line. This material vocabulary places the project in a restrained register, away from the more showy design codes common on the island.

Three movement studios and hot cold plunge pools

The amenities programme is organised around four themes: move, restore, connect and pause. On the fitness side, three dedicated studios for gym, yoga and aerial yoga sit alongside multi sport courts, an open air gym, an outdoor yoga deck and a bike storage room with a repair workshop. The wellness offering includes a spa with sauna and treatment room, hot and cold plunge pools set within a landscaped setting, a Zen Garden and a pool named Serenity. Rooftops host pools and social gardens facing the cultural district. There is also an indoor kids' club, play areas, coworking spaces, a library paired with a games lounge, and cinemas. A dedicated wellness clinic rounds out the offering.

A Saadiyat market driven by international buyers

Saadiyat remains one of Abu Dhabi's most sought after residential markets, with AED 13.3 billion in home sales recorded in the first half of 2026 according to ADREC. Apartment values have climbed around 21% year on year according to Knight Frank, driven by sustained international demand. The island is also preparing Marsa Al Saadiyat, a project announced with AED 100 billion in planned investment. On the schooling front, the area is home to Cranleigh, Muna British Academy, Lycée Théodore Monod, NYU Abu Dhabi and Berklee, with Harrow still to come. On the tourism side, the Louvre Abu Dhabi welcomed more than 1.4 million visitors in 2024. This backdrop targets both expatriate families settled near the campuses and foreign buyers seeking a culturally anchored address ahead of the 2030 handover.
