About this project
Supercar tuner Mansory moves from bodywork to residential towers
Forty-one residential floors, eight podium levels and a rooftop set aside for amenities: MANSORY Residences by Amaal is one of two towers in a scheme developed by Amaal Emirates in Ras Al Khor Industrial 1. The building shares its ground floor with the neighbouring tower. It offers apartments ranging from one to four bedrooms, with handover set for 31 December 2028. The name comes from Mansory, the automotive tuning house founded by Kourosh Mansory and known for its reworked versions of Rolls-Royce, Lamborghini and Ferrari models. The licensing deal goes well beyond a name on the facade, since the brand shapes the materials, the services and even the parking layout. Title is freehold, which opens the purchase to foreign buyers.
Carbon fibre and cognac leather on the specification sheet
The facade borrows cues straight from the automotive world: aerodynamic profiles, carbon-style inserts and contrasting materials. The brochure lists a palette of finishes named like a car configurator. Buyers will find Carbon Black, brushed graphite, walnut veneer, cognac leather, champagne bronze, anthracite wool and two lighter tones (Ash Beige and Ivory Mist). Apartments come with floor-to-ceiling windows. This choice of dark tones and matte materials stands apart from the white and pale marble that still dominates much of Dubai's output. How these references will translate into actual suppliers is something the sales documentation has not yet spelled out.
Climate-controlled garage and detailing for residents' cars
The project's most telling amenity sits in the parking area. Amaal is planning a climate-controlled car lounge, with a maintenance service run by the concierge team and a high-end detailing offer. In Dubai's climate, where summer temperatures regularly top 45°C, protecting a car's bodywork and interior is no small matter. This space is clearly aimed at collectors and sports car owners, the core of Mansory's clientele. It sits alongside the eight podium levels reserved for standard parking. Few towers in this district offer this kind of feature, which reads more like a private club than a residential car park.
Butler, room service and "Carte Blanche" concierge
The services on offer are structured like those of a hotel. Residents get a butler, room service, housekeeping, laundry and pre-arrival preparation (stocked fridge, flowers arranged). A concierge service called "Carte Blanche" handles travel, event planning and access to selected functions. On the food and drink side, a MANSORY Café & Bar occupies part of the common areas, alongside a branded shop. Wellness facilities include a gym, a spa and beauty area, a sauna, an infinity pool and a MANSORY Club Lounge. A mobile app centralises these requests, which hints at service charges above the district average.
Five minutes from d3, ten from DXB airport
Ras Al Khor Industrial 1 remains a district in transition, long occupied by warehouses and workshops. The tower sits about five minutes by car from Dubai Design District. Dubai International Airport and Downtown Dubai are around ten minutes away, DIFC about fifteen. Meydan Racecourse and the Ras Al Khor Wildlife Sanctuary, known for its flamingos, are just a few minutes' drive. The brochure also mentions a crystal-clear lagoon lined with palm trees and walkways, tied to the wider Meydan development. Buyers are essentially betting on the upgrade of a still-industrial area, sitting between several major employment hubs.
Up against Bugatti and Mercedes-Benz on the car-branded circuit
Mansory is not alone on Dubai's car-branded residence segment. Binghatti led the way with Bugatti Residences in Business Bay and then Mercedes-Benz Places near Downtown. Both of those projects sit on already-established addresses, whereas Amaal is betting on an up-and-coming district, with a potentially lower entry price. The other difference lies in the unit mix: with one to four bedrooms, the range covers both the buy-to-let investor and families looking for larger homes. The twin tower, Amaal 8, also carries the Mansory name, doubling the supply on a single site. For an investor, this concentration of comparable units in one location is worth factoring in at resale time.
