About this project

Just sixty apartments, inside a 21.5 million square foot masterplan

Époque sits on a plot of 18,641.5 square feet, roughly 1,730 square metres. Reportage Properties stacks two basement levels, a ground floor of retail units, a podium level and six residential floors on top of it, for a total of 60 apartments. Set against Meydan Horizon, a mixed-use district planned across 21.5 million square feet, this is a pocket-sized building. The developer leans into that scale with a brand narrative built around "classic" design and longevity rather than height. For an investor, the real question is what a small building actually delivers in a district that is still largely under construction. Handover is set for late 2029, and a sales launch date has not been confirmed yet.

Six floors against Amaal 8's 49 storeys

Within the same masterplan, Amaal 8 stacks 49 residential floors and 512 units. Époque counts 60, nearly nine times fewer. That gap shapes daily life in the building: shorter waits for lifts, shared common areas split among fewer households, and an owners' association that is far easier to convene. On resale, though, a small unit count also means few comparable transactions to anchor a price. A buyer has to judge Époque on its own merits rather than on a sales track record within the tower.

Three out of four apartments have two bedrooms

The brochure lays out a heavily skewed mix: 15 one-bedroom apartments and 45 two-bedroom units. There are no studios, no three-bedroom layouts and no penthouses in the programme. That choice targets couples with a child, working professionals sharing a flat, or families who want to stay close to Downtown without paying Downtown prices per square foot. It also points toward mid-term tenants rather than short-term holiday lets. Detailed unit plans are only accessible via a QR code, and floor areas have not been published yet.

67 parking spaces for 60 units

The two basement levels hold 67 private parking spaces, just over one per apartment. For family-sized two-bedroom units, where two cars are common, that ratio is on the tight side. The ground floor is set aside for commercial units sold separately, at an entry price well above that of the residential units. These street-level shops could serve residents' daily needs. Their success, though, will depend on foot traffic generated by the rest of Meydan Horizon, which has not been built yet.

The podium carries most of the amenities

The podium level brings together a large swimming pool, a children's pool, a jacuzzi and a water play area. There is also a gym, a yoga space, a residents' lounge, barbecue and outdoor dining zones, plus a foosball table and a ping-pong table. The most distinctive feature is the lagoon-view walkway, since the masterplan includes Crystal Lagoons. For a building of just 60 units, that is a generous list. It will also weigh on service charges, split among a small pool of owners.

Meydan Horizon still exists mostly on paper

The district promises a 4 km promenade, a 320,000 square foot central park (roughly 3 hectares), artificial lagoons and a 2 km canal. None of this is built yet, and Époque's value depends heavily on it. On location, the brochure cites a 2 minute drive to Ras Al Khor Wildlife Sanctuary and 5 minutes to Hartland International School and North London Collegiate School. Dubai Design District and Dubai Creek Harbour are 10 minutes away. Downtown, Business Bay and the international airport sit at 15 minutes, Dubai Hills Estate at 20 and Palm Jumeirah at 25.

Reportage steps outside its usual playbook

The developer is best known in Dubai for large-scale schemes in Dubai Investment Park, such as the Verdana series, which often tops 600 units per phase. Époque goes the other way, with a small address and a clear design stance. The facade plays on vertical lines, balconies and terraces. Interiors lean on a neutral, warm palette with wood accents. It remains to be seen whether this "timeless" positioning will justify the price gap with the far denser towers around it.
