A 10-storey U-shaped mid-rise curved around Meydan Horizon's lagoon
Everly Place breaks from the tower format that defines much of Dubai's recent supply. Ellington Properties designed a U-shaped mid-rise that opens toward the crystal lagoon of Meydan Horizon rather than facing the street grid. The building stacks 10 residential floors above two podium levels and a ground floor, keeping the roofline well below the 30-plus-storey blocks visible from Business Bay 15 minutes away. Floor-to-ceiling glazing spans 3.1 metres in height, pulling daylight deep into each unit while framing water views on three orientations. Sales launch is scheduled for July 2026, with handover set for June 2029. Expression of interest requires a 50,000 AED deposit.
Unit mix from 64 to 158 sqm with study variants
Five configurations cover the residential programme. One-bedroom apartments start at 64 sqm, while one-bedroom plus study units reach 91 sqm, a layout aimed at remote workers or freelance professionals. Two-bedroom options range from 109 to 112 sqm depending on the inclusion of a maid's room. Three-bedroom plus maid apartments top out at 158 sqm, a generous footprint for a mid-rise project in this price segment. Open-plan kitchens feature a sculptural island in engineered stone and a full suite of European appliances. Bathrooms receive large-format porcelain tiling, integrated basin countertops and walk-in showers with frameless glass enclosures.
Bowling alley and billiards debut in Ellington's Club Lounge
The podium houses a double-height Club Lounge that merges coworking desks, a café bar and, for the first time in an Ellington project, a bowling lane and billiards table. The mix targets younger residents and families seeking on-site leisure without leaving the building. Adjacent to the lounge, a fitness studio stocks eco-certified equipment across cardio, strength and functional training zones. A minimalist yoga studio extends the wellness offer, backed by sauna and steam facilities in the changing rooms fitted with chromotherapy lighting. Throughout common areas, the developer deploys its signature scent and commissions local artwork via the Ellington Art Foundation.
23-metre infinity pool overlooking the promenade
At the heart of the podium, a 23-metre infinity-edge pool faces the lagoon. Wet loungers, shaded cabanas and sunken seating surround the main basin, while a separate children's pool sits nearby. After dark, an outdoor cinema activates the adjacent lawn, and BBQ stations allow private gatherings. A candy-themed indoor play area for younger children combines a slide, ball pit and Montessori-aligned furniture. Landscaping layers local plantings, pale stone pathways and water features to soften the building's mass and reduce heat absorption across the podium deck.
MBR City location: 10 min to Ras Al Khor, 15 to Business Bay
Meydan Horizon sits within the expanding footprint of Mohammed Bin Rashid City, positioned between the Ras Al Khor Wildlife Sanctuary and the towers of Downtown Dubai. The bird reserve is 10 minutes by car, Meydan Grandstand 11 minutes, Dubai Design District 13 minutes. Business Bay and Dubai Festival City Mall lie 15 minutes away, Dubai International Airport 25 minutes. No metro station serves the immediate area, a constraint for residents reliant on public transport, though proximity to Al Khail Road partially offsets the gap. EV charging points integrated into the parking structure address the emirate's growing hybrid and electric vehicle fleet.
Green certifications and low-carbon finishes
Everly Place complies with Dubai Green Building Regulations. Low-VOC paints, LED lighting throughout and low-flow sanitary fittings form part of the specification. External landscaping favours native plant species and natural shading to limit heat island effects. The developer has also engaged the Ellington Art Foundation to install works by local artists in the lobby and circulation spaces. These choices position the project as a less energy-intensive mid-rise alternative to the fully glazed high-rises that dominate the nearby skyline.
