40,000 trees and a swimmable lagoon: Arada bets on the forest in Sharjah

More than 40,000 trees are planted across the master plan of Masaar 2. That's the figure Arada Properties leads with to sell Anber, the third phase to be launched in this new district of Al Rowdat Suburb, on the eastern side of Sharjah. The project isn't selling sea views or proximity to a business hub. It's selling shade, trails and a layout of gated sub communities, a formula that already worked for Masaar 1, the developer's first forested community. Buyers can choose between 2 to 4 bedroom townhouses and 4 and 5 bedroom villas, sold on a freehold basis. Handover is scheduled for 31 December 2027.

Third of four gated communities within Masaar 2

Masaar 2 is made up of four gated communities, each with its own secured entrance and CCTV monitoring. Anber comes third in the phasing, which means two neighboring communities have already launched and a fourth is still to come. That's worth noting for buyers: the big shared amenities (the lagoon, sports courts, the mosque) are spread across the whole of Masaar 2, not just Anber. When they actually open will depend on how construction progresses across the entire site. The brochure stresses that Anber residents will have access to all these facilities, but it doesn't give a phase by phase timeline for each one.

Eight layouts, from the 2 bedroom townhouse to the Forest Signature Villa

Anber's master plan lists eight unit types. On the townhouse side, there's a 2 bedroom model, a 3 bedroom model, and then corner or end of row versions in 3 and 4 bedrooms that pick up an extra facade. On the villa side, there are two separate 4 bedroom layouts, a 5 bedroom villa and, at the top of the range, the 5 bedroom Forest Signature Villa. Even the smallest model is far from a stripped down product: the 2 bedroom townhouse comes with a garden, balconies, covered parking, a laundry room, a guest toilet and a maid's room with its own bathroom. The main suite has a walk in closet. Every home is handed over with a cooktop, hood and washer dryer, plus smart home technology.

Swimmable lagoon, waterfall and 7km of trails

The centerpiece amenity at Masaar 2 is a lagoon residents can actually swim in. It's lined with trees, fed by a waterfall and backed up by changing rooms and a café. Around it, the developer has laid out two separate routes: a 4.1km jogging track running through the trees and an adventure trail of roughly 3km open to both running and cycling. Team sports get their own space too, with basketball and padel courts, mini football and a cricket pitch, the last one a clear nod to the emirate's South Asian resident base. The amenity list rounds out with an open air cinema that doubles as a theater, a wellness area, a mosque, a duck pond and play areas, including water play features for kids.

Khorfakkan Road right at the gate, Dubai 20 minutes away

Anber has direct access to Khorfakkan Road and connects easily to Emirates Road (E611), the route down to Dubai. According to the developer, Masaar 1, Nasma Central Park and Tilal Mall are all 5 minutes away. Sharjah Airport International Free Zone (SAIF) is 15 minutes out. Allow 20 minutes to reach Aljada, Arada's flagship urban project, and about the same for Dubai International Airport or the Sharjah corniche. These are the drive times quoted in the brochure and they assume free flowing traffic. At peak hours, the Sharjah to Dubai connection takes considerably longer.

Who it's for: families, domestic help and pets

A maid's room included from the 2 bedroom unit up, pet friendly policies and the sheer number of play areas all point to a fairly specific buyer profile. This is aimed at resident families, often expatriates, who work in Sharjah or Dubai and want a garden without paying Dubai villa district prices. Arada is leaning on a track record it can already point to, since Masaar 1 next door is occupied and lived in, acting as a showcase. An investor targeting rental income will find a product built for long term family leases rather than short term stays. The on site mosque and the housekeeping service offered within the community point the same way: Anber is designed as a year round, full time place to live.
