Laura's layout separates standard townhouses from corner and end-of-row units, offered in three and four-bedroom configurations. These end plots typically gain an extra facade, which means more natural light and a bigger garden. On the villa side, the lineup includes a standard four-bedroom villa, a Signature Villa in four and five-bedroom versions, and the five-bedroom Forest Signature Villa. Its name refers to the plots that sit directly along the green belt. For a buyer planning to resell down the line, this location within the district is likely to matter more than the bedroom count. Khorfakkan Road at the doorstep, Dubai 20 minutes away

Masaar 3 has direct access to Khorfakkan Road and connects easily to Emirates Road (E611), the route leading to Dubai. Masaar Central, Tilal Mall, Nasma Central Park and Sharjah Mosque are five minutes away by car. Sharjah International Airport, University City and the Aljada district, also developed by Arada, are about 15 minutes away. Dubai International Airport and Sharjah Corniche are quoted at under 20 minutes, outside peak traffic hours. The neighbourhood also borders Masaar 1, Masaar 2 and Khalid Bin Sultan City, together forming a fast-growing villa cluster in the eastern part of the emirate. A car is essential here, as no major public transport line is planned nearby.
