Dalia, the second to last district of Masaar 3, bets on variety of floor plans rather than a single model

Arada Properties is launching Dalia as the seventh phase to be sold at Masaar 3, a community planned around eight gated districts. The brochure describes it as the second to last neighbourhood in the master plan, meaning most of the shared amenities are already mapped out and buyers know exactly what they're joining. The district lines up seven different layouts within a single cluster, ranging from the two bedroom townhouse to the standalone four bedroom villa. Handover is set for 31 December 2029, on a freehold basis in Al Rowdat Suburb. For anyone who has tracked Dana, Laura or Lareen, Dalia will feel less like something new and more like a finer slice of the same range. That slicing is exactly what's worth a closer look.

Seven layouts across a single cluster

Dalia's site plan separates out the two bedroom townhouse, two variants of the three bedroom townhouse (type 1 and type 2), a three bedroom unit in a corner or end of row position, a four bedroom townhouse, its corner version, and finally the four bedroom villa. Corner units come with two facades, which means more light and usually a more open garden. The two bedroom model itself comes in two versions, A and B, with identical floor area. It totals 1,959 square feet, around 182 square metres, with 1,081 square feet (100 sqm) on the ground floor and 878 square feet (82 sqm) upstairs. This gradient lets buyers choose their position in the row as much as their bedroom count, a factor that matters at resale.

A roof level reserved for the four bedroom villas

Every home in Dalia is built over two levels, ground floor and first floor. Only the standalone four bedroom villa adds a roof level on top. That's the main point of differentiation between the four bedroom townhouse and the villa, beyond the lack of shared walls. The architecture stays within the contemporary, minimalist register already seen across the other phases: clean volumes, strict geometry, large glazing and a restrained palette. The brochure emphasises ceiling heights and natural light without naming an architect.

Maid's room and kitchen appliances from the two bedroom unit up

Even the smallest model includes a maid's room with ensuite, a laundry room, a guest WC, balconies, a private garden and covered parking. The master suite comes with a walk-in closet. Every home gets a smart home system, and the kitchen is delivered with a cooktop and hood. The Arabic version of the brochure also lists a washer dryer. Storage space rounds out the specification, which matters in a townhouse format where every square metre is contested.

Women only pool and a food truck park

The Masaar 3 master plan sets a swimmable lagoon surrounded by trees, complete with a waterfall, as its centrepiece. Alongside it sit two separate pools: one for families and one reserved for women, a choice that speaks directly to what many Emirati and Arab families look for. There's also a duck pond, an adventure play area for children, an outdoor cinema, basketball and padel courts, a wellness zone, a mosque and a community centre. The Zad food truck park, with its cafes and restaurants, works as a gathering point. Masaar as a whole claims more than 100,000 trees along a green spine connecting these amenities.

Direct access to Khorfakkan Road

Masaar 3 connects directly to Khorfakkan Road and reaches Emirates Road (E611) with ease. Masaar 1, Masaar 2 and Khaled Bin Sultan City are a few minutes away. Arada quotes five minutes to Masaar Central, Tilal Mall, Nasma Central Park and Sharjah Mosque. Sharjah International Airport, University City and Aljada, the developer's flagship urban project, are about fifteen minutes out. Dubai International Airport and the Sharjah Corniche sit around twenty minutes away, which places Dalia firmly in family suburb territory rather than as a base for daily commuters into Dubai.
