About this project
Reserving before the name and the plans: Ardee's approach on Al Marjan Island
The project doesn't yet have a commercial name. On the paperwork, it goes by the name of its developer, Ardee Developments, and comes down to three unit types, three entry-level sizes and a handover date fixed at 31 December 2030. The developer places the scheme in the area known as Downtown Al Marjan Island, the central part of Ras Al Khaimah's artificial archipelago. Beyond that, it states that detailed information will follow later. An investor is therefore looking at an offer stripped down to the basics, which is exactly what makes it worth examining.
An EOI opened with no master plan published
Sales run through an Expression of Interest, a deposit that secures a spot in the queue ahead of the official launch. The amount requested sits between roughly 2 and 3.5% of the entry price depending on the unit type, a small ticket relative to the final commitment. This mechanism mainly serves the developer, who gauges demand before locking in the product. For the buyer, it means priority access to floors and orientations. It's worth checking in writing what the refund terms are should the final project not suit, since at this stage neither the architect, the height, nor the list of amenities is known.
Three unit types, from 36 to 93 sqm
The mix is limited to studios, one-bedroom and two-bedroom apartments. The studio starts at 390 sq ft, around 36 sqm. The one-bedroom starts at 670 sq ft (62 sqm) and the two-bedroom at 1,000 sq ft, just under 93 sqm. No larger family unit type has been announced so far, no three-bedroom, no penthouse, no duplex. This choice points the project clearly toward the rental market, whether short-term or long-term, rather than toward a primary residence for larger households.
The studio costs more per square foot
Comparing entry prices against sizes reveals a clear gap. The studio's price per square foot runs about 25% higher than the two-bedroom's, with the one-bedroom sitting in between. This kind of pricing curve is common across the Gulf's coastal markets, where smaller units tend to find buyers more easily. The takeaway for buyers is straightforward: the studio charges a premium for its liquidity at entry. The two-bedroom delivers more square footage for every dirham invested, provided rental demand for that format holds up.
Handover end of 2030, well after the Wynn casino
The stated date puts key handover roughly five years after the EOI launch. That's a long stretch, even for an off-plan project. This lag has a concrete implication: the integrated Wynn resort, expected on the archipelago before the end of the decade, will already have been running for several years by the time this project is handed over. Buyers won't catch the launch buzz, but they'll be arriving in an area that's already established, with measurable tourist traffic. What remains unknown is the payment schedule, which hasn't been published and will weigh heavily on how attractive such a distant horizon really is.
Up against the brands crowding the island
On Al Marjan Island, competition almost always leans on a recognizable name: Emaar with Address, Aldar with Nikki Beach, DAMAC, Ellington, or fashion licenses such as Elie Saab and Fashion TV. Ardee Developments arrives with no hotel brand and no designer signature, at least at this stage. Its pitch rests on a central location within the archipelago and compact unit sizes. The developer remains largely undocumented in this market, and no completed project on the island yet gives a sense of its track record on execution. A cautious buyer will wait for the details to come out (architect, number of floors, escrow account registered with the Ras Al Khaimah authorities) before turning a deposit into a freehold contract.
