The scheme totals 322 units and 28 shops at ground level. In Arjan, where recent and upcoming handovers routinely reach 17 or 20 storeys, a low-rise build like this stands out. 180 studios out of 322 units

The unit mix leaves little room for doubt. The brochure lists 180 studios, 138 one-bedroom apartments and only 4 two-bedroom apartments. Studios make up 56% of the scheme and smaller units nearly 99% of the total. The marketing talks about a "family-centred" lifestyle, yet the unit breakdown tells a different story. An investor should read Hillcrest as a rental product aimed at young professionals and couples without children, with the four larger units likely to go fast.

A curved facade facing the neighbouring towers

Binghatti has dropped its usual angular lines here in favour of a curved facade. The developer says the curve is meant to bring in more natural light and open the units toward the neighbourhood's green spaces. The windows are large and the palette stays light. Floor plans show corridors 1.80m wide and a 2.40m lift lobby, reasonable dimensions for a building of this density. Inside, the brochure lists walnut, brass, leather and metallic glass finishes alongside cream-toned paintwork, with home automation described as AI-controlled.

Pools, a waterfall and sunken seating on the amenity deck

The amenities clearly target residents with children, even though they'll be a minority here. There's an adult pool, a kids' pool with a water play zone called "aqua joy", and a playground. A jogging track, a yoga area and landscaped paths with benches fill out the rest of the outdoor space. Plans also mention a waterfall and sunken seating around the pool deck. Round-the-clock security, CCTV and covered parking round things out, along with a concierge service under the Binghatti Bespoke brand.

Four minutes to Miracle Garden, twenty to Downtown

Arjan owes its position to the surrounding road network. Hillcrest sits close to Sheikh Mohammed Bin Zayed Road, Sheikh Zayed Road, Umm Suqeim Road and Hessa Street. The developer cites 4 minutes to Dubai Miracle Garden, 5 minutes to Dubai Hills Mall and 7 minutes to Circle Mall in Jumeirah Village Circle. Mall of the Emirates is about ten minutes away, Downtown Dubai and the Burj Khalifa around twenty. The brochure mentions planned metro extensions without naming a station or a timeline, a point worth checking before treating it as a value driver.

A developer that grew out of the construction site

Binghatti Holding started out in 2008 as a construction company before turning into a developer. The group claims more than 80 projects worth over AED 80 billion, with more than 50 already delivered. It designs, builds and hands over in-house, an integrated model that limits reliance on subcontractors and partly explains the pace of its deliveries. Its range spans affordable buildings like this one up to branded towers such as Bugatti or Jacob & Co in Business Bay. Hillcrest clearly sits in the mid-tier segment of the catalogue, the one that drives volume.
