DAMAC pairs a French designer with a racquet maker on Al Marjan Island

Shoreline comes out of an unusual collaboration between DAMAC Properties, designer Vincent Faudemer and Babolat, the French tennis equipment brand founded in Lyon in 1875. The project sits on Fire Island, the furthest out of the four man-made islands that make up Al Marjan, in Ras Al Khaimah. The location gives it direct beachfront access and a dual orientation, sunrise to the east and sunset to the west. The main building has two basement levels, a ground floor, sixteen residential floors and a rooftop. Handover is set for July 2028. Ras Al Khaimah sits roughly an hour's drive from Dubai, which puts Shoreline outside the crowded market of the neighbouring emirate.

Tower apartments, townhouses at ground level

The scheme combines two formats rarely found together on a single beachfront plot. The sixteen floors house one, two and three bedroom apartments, all with floor to ceiling windows that frame the seafront. At ground level, DAMAC adds four and five bedroom townhouses, built for families who want the space of a villa without leaving the island. These homes come with private pools and direct access to the ground floor amenities. The finishes stay light, horizontal lines dominate, and the cascading architecture multiplies the terraces looking out over the Persian Gulf. This apartment plus townhouse mix targets both the short stay rental investor and the residential buyer.

An underwater observation deck at ground level

The ground floor carries most of the leisure offer, and two features stand out from the rest. The submerged observation deck lets residents stay surrounded by water in a dedicated space, a setup still uncommon in residential projects in the region. Floating cabanas and a floating bar extend that same water focused logic, with seating set right in the pool. On top of that there's an adults' pool, a children's pool, a leisure pool, an indoor gym and a bamboo forest that brings shade and coolness. Water sports are practised straight from the beach: kayaking, snorkelling, other on water activities. A running track winds between the pools, pleasant early morning or in the evening.

A rooftop built for wellness and sunsets

The rooftop plays a different, quieter tune. It holds a zen garden, a yoga deck with sea views, swing seats and a sunset bar facing the western horizon. The idea is to close out the day up top, drink in hand, watching the sun go down over the Gulf. The spa rounds out the wellness offer with a cryotherapy room, still rare in Ras Al Khaimah residences. Treatments blend traditional approaches with contemporary techniques. This clear split between the active ground floor and the contemplative rooftop shapes the whole experience of the project.

Ras Al Khaimah's tourism bet

Al Marjan Island has become the emirate's hot spot since the announcement of the upcoming Wynn Resort, the first integrated casino resort in the UAE, planned for the island. Shoreline stands to gain directly: the Wynn is listed at five minutes away according to the brochure. Al Marjan's public beach is five minutes away, the island's boardwalk six minutes, the retail boulevard also six minutes. Al Hamra Mall is ten minutes away, Al Hamra golf club thirteen minutes. Ras Al Khaimah airport stays close by (around 34 minutes) and Dubai International Airport is 56 minutes away. This momentum makes the area an entry point for investors betting on the growth of local tourism ahead of the casino's opening.
