About this project
An Upper West Side hotel lends its name to a tower in Arjan
Arjan has had no branded residence until now. Arthouse Hills is billed as the first, and the name comes from a Manhattan hotel, the Arthouse, located on the Upper West Side. Tuscany Real Estate Development is delivering the project together with Adaan Developments, with sales handled by Své Real Estate Brokerage. The building runs to nineteen residential floors above a ground level and two basement levels, topped by a landscaped roof. Only three unit types are on offer: studios, one bedroom and two bedroom apartments. Handover is set for late May 2029, leaving a build period of a little over three years.
Arthouse, from Manhattan to Dubailand
New York's Arthouse Hotel made its name with lobbies designed as galleries and communal spaces kept to a human scale. The brochure borrows both ideas for the Arjan scheme: the lobby is treated as an exhibition space, and shared areas are broken up into small lounges rather than large open floors. For an investor, the real question is what the brand delivers in practice. The documents say nothing about a hotel operator handling rental management, nor about any concierge service carrying the Arthouse name. That point needs checking in the contract, since it's often what drives the resale premium on a branded residence in Dubai.
The Japanese ensō as guiding thread
The architectural concept comes down to one word, ensō. This circle, drawn in a single stroke, stands in Zen tradition for completeness and continuity. In practical terms, that translates into straight-lined facades, a light colour palette, floor-to-ceiling glazing and deep balconies. The interiors follow the same logic, with bright tones and a deliberately restrained approach to furnishing. This Japanese reference sets it apart from its immediate neighbours: Torino plays on an Italian theme, while Bond Enclave leans on wave-shaped facades.
Cold plunge, sound healing and a rooftop Japanese garden
The amenities list runs long, but three items stand out for a project at this price point. The roof holds both an infinity pool and a Japanese garden, giving over the highest point of the tower to relaxation rather than a plain sundeck. The wellness area pairs a sauna with a cold plunge pool, alongside a sound healing room (therapy using sound vibrations) and a bar dedicated to health drinks. On the leisure side, the podium groups an aqua park, a family pool, a children's pool and a wooded zone called the "forest area." Add to that a cigar lounge, a library reserved for residents and a games room, which amounts to a lot of communal space to maintain for a tower of this size.
From 44 to 105 sqm, with no large units at all
Studios start at around 44 sqm, one bedroom apartments at roughly 74 sqm and two bedroom units at close to 105 sqm. By Dubai standards these are generous sizes across every category, the studio in particular, which comes in well above the 35 sqm typical in JVC. The absence of three bedroom units and penthouses makes clear who the project targets: young professionals, couples and buy to let investors, not large families. The brochure cites rental growth in Arjan of up to 9% a year. That figure comes from the developer, and it's worth checking against independent data before building a financing plan around it.
Two minutes from Miracle Garden, five from Dubai Hills Mall
Arjan sits alongside Sheikh Mohammed Bin Zayed Road and Umm Suqeim Road, two routes that connect it to JVC, Motor City and Dubai Hills within minutes. According to the developer, Dubai Miracle Garden is a two minute drive away and Dubai Hills Mall five minutes. Business Bay is twelve minutes away, Downtown around fifteen, and Palm Jumeirah and DXB airport twenty five. Mediclinic Parkview hospital, Kings School Al Barsha and Repton School are all nearby, a factor that weighs on demand from expat tenants. The area still has no metro link, and the network extension mentioned in the brochure comes with no route or date specified in the documents.
