About this project

A Greek island name, and a rooftop that earns its keep

Skyros takes its name from an island in the Aegean Sea and rises 17 storeys. Samana Developers is building it in Arjan, between Al Barsha South and Dubai Sports City, with handover set for 31 May 2027. The unit mix stays deliberately tight: studios, one-bedroom and two-bedroom apartments ranging from 34 to 142 square metres. The marketing material leans on an "essence of Greece" and a daily life that feels "like a holiday." Beyond the tagline, two things actually set the project apart: a facade built on wave-like curves and a rooftop fitted out as a full amenity level in its own right. The building is sold freehold, open to foreign buyers.

A wave-shaped facade, a nod to the Aegean Sea

The tower's first point of distinction is its silhouette. The balcony and terrace slabs form curves that ripple up the full height of the building, replacing the orthogonal grid typical of mid-rise towers in Arjan. The developer claims a mix of Mediterranean references and more contemporary design solutions, though no architect is named in the available documents. The whole structure sits on a podium that houses covered parking and part of the amenities. This design choice has a practical payoff: the panoramic balconies run deeper in places, giving usable outdoor space rather than just a railing.

From 34 to 142 sqm, with or without a private pool

The published typical floor plans come in five configurations. The studio is available with or without a private pool, as is the one-bedroom. The two-bedroom only comes with a pool. The 34 sqm studio is clearly aimed at the rental market, short or long term, targeting young professionals working in Al Barsha or Dubai Studio City. The two-bedroom units, up to 142 sqm, are pitched more at small expat families, especially since the building allows pets and includes a kids' pool. The absence of three-bedroom units or penthouses confirms a mid-market, yield-focused positioning.

Basketball, an outdoor cinema and a jogging track on the roof

The top floor carries most of the leisure offering. It includes a basketball court, an open-air cinema, a jogging track, an outdoor gym and a sky lounge. That's a richer setup than most rooftops in the area, which are often limited to a pool and a few loungers. On the podium level, the main pool is paired with a relaxation deck, an indoor health club with sauna and steam room, a shared jacuzzi and a play area. Ground-floor cafes and retail, plus a concierge service, round out the list.

Five minutes from Miracle Garden, no metro

Arjan sits at the junction of Al Khail Road and Sheikh Mohammed Bin Zayed Road, which explains the quoted travel times. Dubai Miracle Garden, Dubai Sports City and Mall of the Emirates are given at around five minutes away, Global Village at ten minutes. Allow fifteen minutes for Al Maktoum Airport and Ibn Battuta Mall, twenty for Downtown, and twenty-four for Dubai Mall. These figures are indicative and assume smooth traffic. The district has no metro station as things stand, so a car remains essential for daily life.

Samana returns to familiar ground

Samana Developers isn't new to Arjan. The developer, led by Imran Farooq, has already launched several residences there, including Samana Greens and Samana Hills, and has built its reputation in Dubai around private balcony pools. Skyros follows that same formula while placing greater weight on architecture and rooftop amenities. The neighbourhood is filling up fast, with neighbours such as Dolce Vita and The Central Downtown adding to rental competition. The handover date is set for the end of May 2027, a timeline worth tracking as construction milestones come in.
