Azizi Amir bets on the Discovery Gardens station, not on height

According to the developer's brochure, it takes just one minute to walk from Azizi Amir to Discovery Gardens metro station. Few residential schemes in Dubai can claim such a short distance to a platform. Azizi Developments is building a mid-sized tower here: a ground floor, two podium levels, nine floors of apartments and a rooftop. The project offers one, two and three-bedroom apartments, with no studios or penthouses. Handover is scheduled for 31 December 2027, on a freehold basis. This is less an architectural statement than a practical product, designed for households who work between Jebel Ali, the Marina and Expo City.

The Route 2020 platform right at the building's doorstep

Discovery Gardens station sits on Route 2020, the Red Line extension launched in 2021 to serve the World Expo site. The line connects Al Furjan to Expo City Dubai on one side, and to the Marina, Business Bay and DIFC via the Red Line's main trunk on the other. The developer states 13 minutes to Dubai Marina and JBR, 15 minutes to Expo City and Palm Jumeirah, and 25 minutes to DIFC. These times don't specify a mode of transport and mostly reflect driving outside peak hours. Access to Sheikh Mohammed Bin Zayed Road is quoted at 5 minutes, with the Jafza free zone and Ibn Battuta Mall at 7 minutes. For a tenant without a car, the metro remains the strongest selling point in this case.

Thirteen floors, nine of them residential

The building totals thirteen floors including the rooftop. The two podium levels house parking and some of the shared amenities, which places the first apartments above street level. This scale is standard for Al Furjan, where recent neighbours such as Orvessa and V1STARA House 2 also sit around ten residential floors. The area, made up mostly of villas and townhouses, isn't suited to high rises. The brochure emphasizes a contemporary facade design and high-end finishes, without naming an architect or specific materials. Buyers will need to judge for themselves once final plans and renderings are available.

Azizi plays on home turf in Al Furjan

Al Furjan is the neighbourhood where Azizi Developments built much of its reputation. Throughout the 2010s, the group delivered a series of residential buildings of similar scale here, including Feirouz, Farishta, Iris and Star with its shopping mall. This track record provides a useful reference point: buyers can visit existing buildings from the same developer, built to a comparable scale, before signing. It also means the rental supply under the Azizi name is already substantial in the area. The developer is running projects of a very different scale elsewhere, such as Burj Azizi on Sheikh Zayed Road. Azizi Amir, by contrast, sits squarely within its historic core business: the mid-range residential building.

Cinema, two pools and a covered play area

The amenities list is fairly standard for Dubai, but three features stand out. The first is a residents-only cinema room, still uncommon in buildings of this size. The second is the separation of pools, with one for adults and one for children, plus a sun deck. The third is a covered play area, which matters in a city where outdoor space becomes hard to use from June to September. There's also a shared gym, landscaped walking paths, parking and round-the-clock camera surveillance. The whole package is clearly aimed at families rather than short-term occupants.

The three-bedroom unit as a family rental product

The one to three-bedroom mix points to two distinct buyer profiles. The one-bedrooms suit young professionals working in Jafza or Expo City who want to rely on the metro rather than a car. The two and three-bedrooms target expat families who find Al Furjan villas too expensive or too much to maintain. For investors, the building's proximity to the station makes it an easy asset to let, provided rents in the area hold up against the wave of new supply expected through 2028. The end-2027 date leaves roughly two years of construction ahead. Buyers should keep an eye on build milestones, since the developer has faced delays on some past projects.
