About this project
Sunvale bets on the family apartment in a townhouse-dominated district
In Al Furjan, most of the built stock is made up of villas and townhouses. That's the starting point for PRYSM Real Estate Development with Sunvale, marketed by GRID Properties. The building offers 1, 2 and 3-bedroom units, plus 2 and 3-bedroom layouts with a maid's room. The largest layouts go past 2,000 square feet, a size usually associated with a townhouse rather than an apartment. Handover is set for May 2028, on a freehold basis. According to the brochure, the price per square foot for the 3-bedroom units runs about 35% below that of the district's 3-bedroom townhouses.
The 3-bedroom unit measured against the townhouse next door
The brochure directly compares its typical 3-bedroom layout, around 1,890 square feet, with Al Furjan's 3-bedroom townhouses, which average 2,460 square feet according to PropertyMonitor. Buyers give up about a quarter of the floor area, but the price per square foot drops noticeably. The version with a maid's room reaches around 2,190 square feet, narrowing the gap. The developer's logic comes down to one point: there is little land left in Al Furjan to build new villas, so larger apartments should benefit from that scarcity. This should be treated for what it is, a bet. An apartment offers neither a private garden nor ground-level access, and that's often exactly what a townhouse buyer is looking for.
10% on booking, 70% on handover
The payment plan is short. Buyers pay 10% on booking, 10% in March 2026, 10% in March 2027, then 70% on handover. Only 30% of the price is committed during construction, and the balance can be financed through a mortgage at the time of key handover. The brochure describes this structure as rare in the market, which is debatable, but it does suit first-time resident buyers well. The other side of the coin is less comfortable: financing has to be secured in 2028, at whatever rates and conditions apply then. GRID also points to resale figures from its Bliss tower, where 2-bedroom units reportedly gained 27% in four months during 2025. That figure comes from the agency itself and covers a very short window, so it doesn't support any projection.
Ground floor, three podium levels, fourteen storeys
The building sits on a 2,152 sqm plot. It stacks a ground floor, three podium levels and fourteen residential floors, putting it in the upper-mid range for buildings in the district. The facade relies on large glazed windows, chosen for natural light and open views toward the skyline, which the brochure lists among its main selling points. The brand identity plays on the sunset theme, with a burnt orange tone running through the marketing materials. The interior copy promises soft lighting and wide layouts, without specifying materials or suppliers. For an investor, that means requesting the finishes schedule before signing.
Cold plunge, water play area and dog walking path
On amenities, the usual base is there: infinity pool, jacuzzi, shared gym and CCTV. Three features stand out a bit more. The first is a cold plunge pool next to the swimming pool, a recovery practice that has spread across Dubai gyms. The second is a water play area for children, backed by a games room, which confirms the project is aimed at families. The third is a dedicated dog walking path. Pets are allowed, which is still far from standard across every building. A barbecue terrace, a floating cabana on the pool and a games lounge round out the list.
Two schools and two metro stations in the district
Al Furjan has two stations on the Red Line, Al Furjan and Discovery Gardens. They connect the district to Dubai Marina and Downtown without needing a car. Two schools sit within the community, The Arbor School and Arcadia Global School, a concrete draw for the families that the larger layouts target. By car, the Jebel Ali free zone is 10 to 12 minutes away, Marina and JLT around ten minutes, and Expo City and Dubai South about a quarter of an hour. Dubai Internet City and Media City are roughly 15 minutes away. For everyday life, the district includes the Pavilion, the Al Furjan club, around ten restaurants and at least nine parks, including new sports facilities in Al Furjan West.
