Same layout, three different outdoor spaces depending on the floor

On the first floor of Plaza, a two-bedroom unit can come with a terrace measuring 13.75m by 4.12m, close to 57 sqm of outdoor space. Ten floors up, the identical layout gets a narrow 1.40m deep balcony instead. This gap is the single most useful fact buried in Azizi Developments' brochure for this Al Furjan building, which the developer markets as a 15-storey tower with French Mediterranean styling. The published floor plans split the tower into three bands: a terraced first floor, a standard mid-section running from the 2nd to the 11th floor, and duplex units spread between the 12th floor and the rooftop. For a buyer, picking a floor is really about picking how much outdoor space you get, not just the view. The handover date listed in the data (2001) is clearly a placeholder and needs to be confirmed directly with the developer.

First floor, 12th floor and rooftop: where the terraces actually are

The first floor uses the same layouts as the standard floors but swaps balconies for real terraces. The one-bedroom unit type 2 A gets a terrace of 7.30m by 3.30m (about 24 sqm), compared with a balcony of just 7.80m by 1.40m (11 sqm) on the floors above. The studio type 1 A goes from a 5 sqm balcony to roughly 11.5 sqm of terrace. At the top, the duplexes on the 12th floor and rooftop come with terraces measuring 8.80m by 3.80m, 7.80m by 4.00m or 7.50m by 4.90m, translating to 31 to 37 sqm depending on the unit type. The brochure notes that balcony and terrace sizes can vary between units, so checking the actual layout of the specific unit on offer is worth the effort.

No three-bedroom units in the published floor plans

The project description lists studios plus one, two and three-bedroom apartments. The floor plans in the brochure, however, stop at two-bedroom units, available as standard layouts or as six duplex variants. Studios stay compact: a living room of 3.95m by 3.65m (14.4 sqm), a galley kitchen 1.20m deep, and a bathroom of around 4 sqm. The one-bedroom units are more generous than usual for this segment, with a bedroom measuring 3.90m by 3.90m, a walk-in closet of 2.40m by 1.25m and an enclosed kitchen of nearly 11 sqm in unit type 1 B. Anyone targeting a family of five should ask whether three-bedroom units genuinely exist or whether this is simply a listing error.

Three bathrooms for a two-bedroom unit

The two-bedroom type 2 B comes with three bathrooms, a living room of 4.61m by 3.74m (17 sqm) and a second bedroom measuring 5.15m by 3.15m, larger than the master. This arrangement, with one bathroom per bedroom plus a guest bathroom, clearly targets flatmates or two unrelated tenants sharing a lease. Some duplexes take this further, with a walk-in closet of 3.10m by 1.20m and a living room of 5.79m by 4.25m (nearly 25 sqm) in unit type 3 B. On the other hand, the kitchens in the studios and several two-bedroom units stay narrow, 1.20m wide galleys. The laundry area in two-bedroom unit 1 B measures only 0.84m by 0.65m, enough for a stacked washer and nothing more.

Outdoor cinema nights, a zen garden and a dedicated dog walk

The amenities list goes well beyond what you'd expect from a building this size in Al Furjan. Plaza includes a separate adult and kids' pool, a barbecue area and a kids' play area. The evening movie lounge and the zen meditation garden stand out, along with a dedicated yoga studio separate from the gym. Pets are allowed and a dog walking area is set aside for them, still uncommon in Dubai strata buildings. At ground level, retail units, restaurants and cafes round things out, alongside covered parking and round the clock security with CCTV.

A location description that needs independent verification

The marketing copy places Canadian Kids Nursery 17 minutes by car "from Azizi Riviera" and Meydan One Mall a 15 minute walk away. Those reference points belong to Meydan's Riviera project, not Al Furjan, which sits on the opposite side of the city near Discovery Gardens and Jebel Ali. Everything points to a paragraph copied over from a neighbouring listing. Only the mentions of a Carrefour hypermarket reachable by car and public transport access read as generic enough to apply here. Before making any decision, it's worth measuring the actual drive times to Sheikh Zayed Road, Mohammed Bin Zayed Road and the nearest station on the extended Red Line yourself.
